I entered into a lease agreement with Pemberton Holmes. I had to get to their office in Langford by 4pm as they closed at 4:30. I explained that between my work hours and transportation that it would be difficult, but nevertheless they told me that they will have to go with another applicant if I don't get there. I had to take time off work to go sign a lease.
The lease included a liquidation charge. Considering I had just taken a half-day off of work, I wasn't about to come home empty handed & have to live on a friend's couch the next day.
When I did the walk through there was water damage by the shower & two of the lights in the living room didn't work. I told them not to worry about the two lights. They stated the water damage would be fixed. Two weeks roll by and I don't hear anything from them. I contacted them telling them that the water damage was likely due to splash over & that they should look into getting a new shower head. Two weeks later they replaced the shower head, with the exact same shower head.
I requested a spare set of keys & a visitor parking pass. I never received a visitor parking pass. It took over a month to get spare keys delivered, a week of which was getting them to drop them off at my work instead of me having to take time off to go pick them up.
My fridge broke & it took a week & a half to get repairs, and then my toilet broke. I contacted them & they got back to me saying they would send someone in 3-4 days. I had to urge them to send someone the next day.
When my contract was up, instead of going month-to-month they wanted another 12 month lease. They gave me a week's notice to sign and increased the rent. I searched the market & there were no alternatives that fit my needs, so I reluctantly agreed.
I got another job and broke my tenancy agreement. I informed them with 5 weeks notice. In that time frame, they cancelled a viewing, held only 3 other viewings & demanded the fee immediately for breaking the lease. They refused to post an ad until I paid. They said the money would come out of my damage deposit & told me I would have to continue paying rent if they didn't find a tenant.
