Upon entering into this job, I was concerned about the fact that [redacted] and her mother both smoked cigarettes inside the home (bedside ashtrays and a strong odor were present during my initial visit to assess their staging needs). I discussed my...
concerns with the agent and was reassured that they would no longer be smoking in the home and were on a mission to mitigate the smell in the house. They proceeded to move out for a time to have someone in to professionally mitigate the smell. My furniture is not the reason for the smell in the home, it is the smoke smell which was still apparent at the time of de-staging. I always present an agreement before every staging, which was agreed upon by [redacted] (attached). It states (among other things) 1 the furniture style is not intended to be 'approved' by the homeowner. 2 For removal of the staging, the homeowner must give a 14 day notice. ($250 cancellation fee) [redacted] gave notice of 'ASAP' and I removed the staging in 7 days. 3The furniture must be kept in good repair, unused, unmoved, etc. (cleaning/replacement costs applicable) Addressing the topic of cost - The length of time is a very small percentage of the total cost of staging. To stage a home requires 1 hiring movers and a truck two times for delivery and removal of the houseful of furniture. 2my time (with the help of an assistant) in selecting the specific furniture pieces and accessories, planning out each room, then packing the items to deliver, unpacking and styling the home, repacking the items to move them out. 3the rental cost of the furniture and costs of anything specific I acquire for the home. By the time I calculate my expenses, there really is nothing to refund. The cost is not a calculation of a monthly charge. [redacted] never voiced any dissatisfaction until after I completed the removal of the staging. A day after de-staging, she asked for a refund 'because I now had my furniture back' but still no mention of her dissatisfaction. I've staged hundreds of homes and if ever there is a bit of concern on the part of the homeowner, I've always addressed it. My approach in staging a home is to appeal to the buyer and show the home in it's best light, which is exactly what I did at [redacted]'s home. [redacted] is currently using the photos of my staging to market her home, which is in effect, still using my service. (see attached current listing photos)
