The complaint is not accurate and the accusations made are completely false Ms [redacted] was paid an insurance claim for the roof damage which occurred in July Rather than replacing the back half of the roof as recommended by the insurance adjuster, the owner only approved a repair, not an actual replacement The repair bid was $4800, which included work to the roof, soffits and gutters from the fallen tree damage, was paid in full to Contractor Troy [redacted] He made the repairs exactly as the bid described and we checked the job upon completion before final payment At that time, the repair was satisfactory Choice Realty & Management did NOT retain any funds! The accounting reports provided to Ms [redacted] show funds of $4,received from Ms [redacted] and paid Troy [redacted] , in installments to ensure completed work (labor and materials), for a total amount of $as he bid statedThat accusation is nothing more than a lie It is unfortunate that only two years later, the roof had an active leak last month but with the excessive amount of rain we have received this year in Bloomington, it is not unrealistic to have a roof leak with an old roof having had repairs Upon learning of the new leak, our maintenance department immediately dispatched roofing contractors to check the leak so the leak has not been ongoing for some time as described in the complaint At the time of the inspection, it was not determined the leak was coming from the repaired area There was no warranty with the roof repair as that is not at all common practice, especially for over two years There is no state license law for general contractorsWe do make sure our contractors are insured and have a good history of work, both of which Troy [redacted] qualified He has built homes for 25+ years and has done a lot of jobs, including roofs, for us with no problems so he was most definitely qualified and skilled to do this job Troy did get a from Choice Realty & Management for this and other work performed in Choice Realty & Management tax information is not available to the complainant so she would have no knowledge of the issuance of which again is a lie and proves this complaint is not truthful Ms [redacted] was not the actual one who visited the house in July Her husband, who is not an owner of record or my client, is the one who visited the house so that, too, is an inaccurate statement by the complainant At the time of the roof damage in 2013, the Ms [redacted] instructed me to do the repair only, not the replacement as the insurance adjuster recorded, so they could save money until they are able to replace the entire roof The roof is beyond its life span as it is approximately years old and could be leaking from numerous areas Respectfully, Lori [redacted] ***, ABR, CRS, GRI REALTOR, Broker/Owner Choice Realty & Management South Walnut Street Bloomington, IN O (812) 331-x [redacted] F (812) 331-

I have attached paperwork showing that we adjusted off a total of $1376.00 off of her account and we refunded her the $1100.00 that she paid to us.
