Review: If I can save anyone time, a headache, money and your emotions then let me start by giving a piece of solid advice: NEVER, EVER DO BUSINESS WITH THIS COMPANY. They give true Patriots and the entire city of [redacted] a bad name.

I have never encountered such outright hatred towards a potential renter in my entire life until Patriot Properties and the owner "Kathy" came along.
They steal your money, they run your credit AFTER you put it in writing not to and they threaten you over the phone. This is the most diabolical company I have ever spoken to.
The bizarre episode started Tuesday Oct. 21st. 2014
My husband and I were interested in a property [redacted], VA [redacted] and had been considering a serious move. We currently live in CA and working with an agent in VA.
After hundreds of hours of research on multiple properties we finally saw one that was perfect for us. We didn't understand why it was on the market for so long but now we see why.
When we first submitted our credit app 10.21.14 we called Patriot for the first time to make sure they received it and that was our first encounter with "Kathy".

That night we emailed Patriot to retract our information and chose not to pursue the property. We detailed in the email to please shred or return all documents faxed over because our sensitive information was on it (soc sec, DL, birth-dates, etc) we also wrote we expected a refund of the credit check fee.
Confident she didn't run our credit because "we did not complete all the paperwork according to her earlier that day" and the cancellation email we sent that same day we expected a refund would be on the way and our docs shredded.
We were stunned to finally receive an email Oct. 24th 2014 stating the fee is not only non-refundable but she also ran our credit and will keep our paperwork on file for 3-years due to "VA Law".
We didn't even submit the full fee (only $50 of the $100 required because of our retracting the rental) and we had it in writing emailed to her the same day Oct 21st that we were backing out of pursuing the property because of the level of rudeness given (also stated in the email)
I decided to contact her over the phone to ask how she could run our credit even though I sent her an email not to and that is when the most horrifying and bizarre conversation took place.
When Kathy who according to her is also the owner, got on the phone she immediately started to chew me out. I was speechless.
Not realizing I had her on speaker phone and everyone in my office heard her I was embarrassed to say the least.
I was not even able to get in a complete sentence. She went on an angry, diabolical rant stating she never talked to me over the phone on the 21st, she had the right to run our credit even though I emailed her not to and she had the right to not refund our money even though it was not paid in full.
She then said something out of left field and said I was harassing her and threatening her when I couldn't even get 2 words in. It was insane! When I finally told her that our conversation was monitored and being recorded and there is proof that I never uttered one iota of a threat or harassment to her that's when she finally hung up on me.
We were in love with [redacted], VA and so ready to move over there soon but if this is what's waiting for us it's probably best we found out now rather than be in a 1-2 year lease.
By God's grace we prayed for her after the calls abrupt end. She needs some serious psychological help.

Dear Sir or Madam,
We are in receipt of the complaint [redacted] filed with
you in regards to the rental application that was submitted. This complaint is without merit and is retaliatory
in nature.
In this situation, the [redacted] agent called our office on
two previous days before the [redacted] applied to rent a home. Patriot Properties
directed the agent to the website and explained the application policy to him
on both occasions.
They submitted an application around noon on 10/20/2014. We immediately
started processing the application and discovered that the application was not
complete. The application process requires that all adults who will be residing
in the property make application. We
left a message for the agent. In the meantime [redacted] called the office. We
explained that we needed, her husband’s application completed, the complete
processing fee, two years of signed tax returns, two forms of identification,
and her landlords contact information. Her response was:
