The client had my company perform a home inspection for use prior to purchase the homeThe inspection type was structural/mechanical in nature.This inspection was performed over one year prior to the inspection company receiving any complaint at allThis winter was especially harsh, and could have
shortened the lifespan left in the roof system.I requested that the client call me directly multiple times to talk, they refused, instead they insisted I contact their home insurance company, which I'm not authorized to doI am not licensed to negotiate any insurance claims.Apparently their roof leaked.My report stated the roof was not leaking at the time of inspection, it also stated the roof was going to require replacement within the next yearsMy inspection is a visual inspection, the chimney flashing had ben patched over with calking/tar, the report stated this as well, no where in the report did it state I saw metal flashing.The client did not contact the inspector within the days of finding an alleged discrepancy, as per our pre-inspection contract, the client was asked repeatedly what they are asking for of my company, no response.According to the pre-inspection agreement, (signed by the client) they are required to notify the inspector within days of discoveryThe inspection firm has a maximum liability equal to the inspection fee, the client never asked for any resolutionAdditionally, the inspector pointed out defects with other exterior systems that can cause water entryIf this was pointed out early on, Id have gladly paid to re-flash the chimney (as a matter of good service), but the client let the condition worsen until other items were damaged, then wants my company to pay $11,000, completely unreasonable, that's double the cost of a roof, considering the report stated roof nearing the end of its lifespan, and multiple other water intrusion areas.Home ownership does come with risks, the client should have made a home insurance claim as well, that would presumably cover the majotirity of the loss Conditions change in a home, a roof that does not leak, wil eventually fail, as any other system along a time line will. A home inspection can determine visual defects in inspection day, see my SOPA home inspection can not predict failure or warranty any component.I wish the client would have returned my calls/emails without hostility, the issue may have ben worked outMy offer to install new flashing (pay a licensed insured roofer to do it) still stands, even though this exceeds our agreed upon liability Attached is a copy of the pre-inspection agreement and inspection report.Please contact me with nay further questions
