I was genuinely happy with Passadore Properties. Robbie, the property manager that I worked with was very helpful and easy to get in touch with. I discovered the listing for the home on Padmapper and was able to quickly get in touch with the company. They made my experience very easy, accessible and pain free. I believe they charge a reasonable price for the rental, were attentive to home maintenance and we never had a problem contacting them with questions or concerns. A gardener would come to work on the property and that was an incredible relief to not have to take care of the lawn and plants. The rent was easily paid online and attached to a bank account to prevent excess fees and complications. A sixteen month lease was signed which is unusual for the city and a great incentive for the property. There was a problem with the oven, we contacted Robbie and he immediately sent someone over to fix the problem at their expense. I would gladly rent through Passadore Properties again and would highly recommend them to anyone looking for a great rental company.
As a tenant who has rented properties withe various property management companies over the last 6 years this has by far been the worst. Passadore properties will continually try and charge you for their mistakes. Will try to try to take your deposit for false claims. I am still Trying to collect from them after five months of waiting, And a court order.
This company is manipulative always trying to take advantage. Slow to no response on maintenance requests. the company also has a very high turnover rate so you never know who is your account manager to get a hold of.
I would not recommend this company to anyone.
In accordance with a provision of our property management contract with Passadore Properties, I gave a 30-day notice to terminate. During that 30-day period I should have received rent paid for June, plus several other refunds promised earlier. These were never deposited as required. In addition, Passadore has retained the tenants' security deposits, even after they ceased to be my property managers. The amount owed is now over $5000.

Please add to my complaint the following:
In accordance with our property management agreement, I acknowledge that I owe a half month's rent as fee for termination without cause, equal to $ 1247.50. That makes the amount owing to me from Passadore $5,792.97.
and *** gave 30 day notice on 06/02/17. Therefore the contract terminated on 07/02/17 despite Passadore's cooperation with new management and agreement to not charge certain fees during the last period of the management. OAR 863-025-0070(2) states "Not later than 60 days after the effective date of the termination, the property manager must: (a) disburse all obligated funds to the party or parties entitled to the funds. Therefore Passadore, in compliance with the Oregon Administrative Rule quoted above has until 09/02/2017 to disburse funds. It is good practice to wait until the last day so that any incoming expenses and invoices can be subtracted from the totals due the owners and prevent future disputes over funds and collections. As such funds will be disbursed at that time.
The ***'s accounting is in error, as is their understanding of landlord tenant law.

I am rejecting this response because:
Contrary to what Passadore states above, the ***’s accounting is correct. My desired settlement was transfer of monies amounting to a total of $5,792.97. This week Passadore did direct deposit $2,609.27 to our account, and did send a check to our new property manager for $2,795.00. These two amounts total $5,404.27, which is almost equal to the settlement amount. The difference of $388.70 turns out to be a pest treatment bill, charged to us in mid-July.
This $388.70 amount is important. If the pest control service occurred in June, Passadore should have consulted with me before authorizing it, per the terms of our property management contract. They did not. On Sept 5th I requested from Passadore an accounting for this $388.70 charge. None has been forthcoming.
In addition, I would contest two points in Passadore’s claim of “cooperation with new management and agreement not to charge certain fees during the last period of management”.
(1) In fact Passadore was totally unresponsive to enquiries from our new property manager from June 4th to Sept 1st, when he initiated contact.
(2) There were no fees waived during the last months of our contract. There was however, a refund on a charge of $250 for work done without authorization.
In conclusion, if Passadore provides me copies of work orders, invoices and receipts from the pest control company which will accurately document the $388.70 charge, I will consider this complaint resolved. Until then I wish to keep it open.
