We received the attached correspondence and reviewed your account accordingly. [redacted] from Park Tree did discuss the loan with [redacted] and advised her that Park Tree would review the short payoff amount [redacted] had suggested. [redacted] also told...
[redacted] she no longer resides in the property and the new loan being originated was in [redacted] name only ([redacted] and [redacted] were in the process of divorcing). [redacted] also contacted Park Tree and advised [redacted] that he would be retaining the property post divorce and would be completting a refinance in his name only that would combine both mortgage loans. He at this me gave permission to work directly with his tittle company. [redacted] apologized and voiced concern that his wife was calling both the tittle company and Park Tree multiple times each day despite the knowledge that she would not be a party to the new loan. The lesser amount originally discussed with [redacted] was declined by Park Tree and the approved payoff amount of the loan was the unpaid principal balance amount. At this point, [redacted] began working with [redacted], OH. It was decided that instead of a subordinate on of Park Tree’s lien, they would increase the refi loan amount to allow the approved short payoff at Unpaid Principal Balance. The approved payoff amount was executed and sent to [redacted] as of September 6, 2017. The letter sent to [redacted] is enclosed. The refinance then funded as of September 25, 2017 to the satisfaction of [redacted], who retained the property and was the sole borrower on the new loan.

Park Tree Investments 20, LLC
We bought [redacted] loan, which was part of a portfolio of secured and unsecured loans, from an insurance company.
We sent [redacted] our required servicing transfer letters. As it happened, the information we received from the outgoing servicer (in this case the insurance company) - that...
this loan was a secured mortgage - was incorrect, and [redacted] loan is actually an unsecured home improvement loan.
This loan transferred over with a balance from the prior servicer. We are investigating the prior servicing records to confirm the validity of the debt.
We reached out to [redacted] to request the best number and time to reach him so that we could review his loan with him. We are awaiting a reply from [redacted].
