I submitted an application with this real estate group for a property. I submitted it on early November, after one of my future roommates had submitted hers. I also had our third roommate submit his application. It has been over a week and I have not heard any sort of correspondence with what happened with my application. Even more concerning, the day after I had submitted my application, one of my roommates who had submitted her application first emailed the Opulent Real Estate group, and had gotten a rejection on the application due to someone already moving in. We had just viewed the house on 11/5, first application was submitted 11/7, and in the time of two days someone else had been selected? I am furious that this company would be so deceitful in their rental application process. They made zero mention that they were already processing someone else for the house, I still have yet to receive any response from them personally, and they took a 40 dollar application fee PER PERSON, on top of all of our SSN's and personal info, and for what? I highly recommend avoiding this real estate group. There are many out there and this one is shady and dishonest.
Review: I scheduled a move out inspection with one of Opulent Real Estate Group agents. I was not able to stay because I had another appointment and I was leaving town. I returned all keys at the time of move in. The agent said all they do is take pictures and give them to the broker. He even told me the tenants were moving in on Saturday (August 31st) which breaks my lease a day early. I should be refunded that extra day as well. When I got my security deposit disposition letter I was wrongfully charged for some items that were already noted on the move out form.
1) Bathroom lights were missing when I moved in. It was noted on the move in form.
2) The air filters are in the closet in the living room. There should be no charge for that.
3) The drip pans were old and needed replacement prior to me moving in (normal wear and tear) .
4) The patio has stains that do not come off (normal wear and tear). There was loose bricks there.
5) I had a cleaning crew go through the home and I was docked for not having the home clean. I have a paid receipt.
I emailed the Broker, [redacted] 5 days ago and he has not responded. I do not think they have a copy of my move in form. I kept mine.Desired Settlement: I want [redacted] to refund me the money owed. I was given less than half of my security deposit.

advised this compliant is NOT from a client/customer of ours - it is derived from a displayed tenant. I have'no evidence that
anything described ir, this compliant is
valid
additionally I do not have record this tenant ever provided a walk through form
as required per the lease. I do however
know the property was not returned in the condition required per the lease, the
dishwasher was in fact used and not cleaned, the air filters were not installed, the kitchen and laundry area was not
cleaned, the patio and front/door area was dirty and not
maintained. I advised the tenant if
this is was incorrect in any way I was happy to review once she provide both a
copy of the walk through and verifiable
evidence she ever sent it. In regard to
the lease her lease ended 8-31 our new lease started 9-1 - no refund was
due to her in regard to this.
In closing
the tenant faiied to provide any form of proof via a certified mail receipt, an
email etc. that she did in fact turn in her move in checklist upon move in -
However in good faith we did take her word for it and credited her what she
requested not because we were required to do so based on the file/evidence -
however we chose to take her word for it based on her positive tenant history

I have rented a home through Opulent for almost 2 months now. The owners decided they want to sell the house so they gave me a 30 day notice. I am a single mother of 2 small children and just came off 3 months of unemployment. I do not have the means to move into another home, so I kept the October rent and asked that they just keep my security deposit. The property manager, [redacted], would not respond to me. They filed a lawsuit against me, I am now unable to rent a home or an apartment anywhere. I am homeless, I am going to lose my children because I don't have a home for them, I am flat broke, and the property manager will not respond to my emails requesting to meet and even give him the keys. I feel like they are trying to milk me for everything I have. I highly recommend to NOT use this real estate company for any line of business as they do not have compassion for anyone and they only want money. This of course is not the way to handle business.
