On May 4th 2021 OnQ's employee Raymond Sewer reached out to me about a refi. Mind you OnQ is currently my lender. I have acreage with 2 homes on my property which they were well aware of. I go through all the hoops, oh so many hoops, to get the refi done. Their team never responds back to you Aundrea never returned a phone call even after I left 3 messages with her wanting to speak with her. They ordered an appraisal which cost me $675.00 and then they tell me a month after I received my appraisal that they can't do my loan because I have two homes on the property. Which I was very clear in the beginning. On our original loan with OnQ they were just as awful. Save your time and money and don't do business with OnQ.

Stay Away. Incompetent Organization
I was referred to On Q Financial for a construction loan by my builder. Well the process began on a good note. I had all of the qualifications, good credit, own my land, had available funds, and completed all of the paperwork. My loan officer replied to any emails and calls within 24 -48 hours. I even paid for an appraisal($750) when requested and the title work was completed by my attorney's office. Well, this started in March 2021 and it is now July 2021. After a month I would get emails from other On Q loan processors requesting the same documents over and over again. I updated the company app with all of my documents, but they continued to ask for the same information. After 2 months I began to worry because there was no update on the loan application. It appeared as if no one knew how to process the application. The loan officer would state she will get back to me but never did. Then I received a call from someone else who stated my loan is in underwriting and I would be hearing from her within a few days. Well that never happened. The initial loan officer continued to ask me to send her the same information she already had. Each month they would ask me for the same documents. So, eventually on Memorial day weekend, I received an email stating my application was transferred to someone else(6th person). My file, that began in March 2021, was being referred to someone else due to an illness. I was offered $1000 at closing but not offered the $750 for the appraisal that should not have been requested since the incompetence was overwhelming. Oh the 6th person who received my file Memorial day weekend never contacted me. A different person emailed an apology in June 2021 and wanted me to send the same documents that OnQ already has on file. Altogether there were over 6 people working on 1 application for a construction loan which never went through for someone with all the qualifications...good credit, owns my land, and had additional funds. What kind of people are these. I had no other choice but to move on. The incompetence was incredible. STAY AWAY!

Aggravated Beyond Words
I started my loan process with On Q Financial in March 2020 and was guided very smoothly through the application. The agent came to my house and sat down with me to go over everything. As I submitted the necessary paperwork, I had to keep submitted the same paperwork because it seems three different people were working on my loan, not just one. It seemed the right hand did not know what the left hand was doing...Then as I headed toward closing many of the things explained to me were not accurate. First, three different times, my closing was rescheduled because they could not seem to get it together. The other thing that bothers me and maybe the most important is that my closing costs were being paid by someone else, there was not one place listed in the contract or cost sheet that the individual be paid back from my original loan. At closing, a check was reimbursed to the person who paid my closing cost and it was deducted from my original loan amount with out any documentation stating that money should be lifted from my loan. When the attorney who closed me said, this is highly unusual, it validated my thoughts at closing as well. When I ask questions, all that is thrown at me are all these numbers, nothing makes sense and I a beyond frustrated. I decided it is no use in have these conversations with this company. Let me say, I cannot wait to get out from under this company and move to another. It has been extremely stressful and none of the figures add up. I was even told by someone at On Q, that my questions were added to about six other people who had problems with the figures they were given. Apparently after reading through some of these complaints, I am NOT the only one who feels like they have been taken advantage. This should be a time of enjoyment, excitement, but, it has been none of that for me!

We were referred to the On Q Financial team in Ga of which we were please with in the beginning of the overall process Everything seemed to have gone smoothly in the beginning We did run into issues where the same paperwork was requested over again or requested at the very last minute such as our tax transcripts that were requested close to our closing date but nevertheless the experience had been pleasant up until our closing date of 04/11/ Up until this time we were assured that we were ok to close, we were even informed that our information had undergone an underwriting upfront before pre-approving to make sure things were fine The day before closing we were informed that they needed our tax transcripts and would have to delay closing one day The closing date was changed from 4/to 4/at 1pm EST At this point we were still assured that things were fine and were sent our closing disclosure documents to sign On the day of closing 4/@ 1pm EST while we were sitt

Tami M***, of On Q Financial, Inc., was non-responsive to requests for information and at the last hour tried to have us sign papers that included information never discussed She noted we would secure a 4.25% interest rate for years on our home but the paperwork showed 4.5% She also added a .25% point fee that was never discussed that would have charged us $1,and was never discussed She never provided us with our home appraisal until after the time to sign paperwork at the end of July expired We did not receive our home appraisal until the first week of August MsM [redacted] was silent on the questions on the $1,she tired to charge us for points that were never discussed She is still silent on this issue to date On August 4, 2017, MsM [redacted] stated in an email that our appraisal came in low, pricing adjusted the rate based on the lower value She noted she would get back to us and never did I repeatedly called, texted, and emailed with no response

worst company to deal with, they wont care about your satisfaction or anythingi had set up my automatic withdraw from my account and they made a mistake, not withdrawing the money, and still they charged me the late fees, they wont even care what I had to say, the person was so rude on the phone and didn't care about it, we have a 2nd loan with [redacted] , I do not recommend to do any business with On Q Financialwe just about finishing a major construction on the property and it soon as this over we will absolutely refinancing with different mortgage companyi will always have a bad things to say about this company

[redacted] Our Agent suggested that we use On Q Financial of On Q Financial Team Limon for our home mortgageFrom the start, we received excellent service from the On Q Financial Team LimonAfter, our agent found the prefect house for us; the Limon team of On Q Financial was able to collect all documents need for a VA home loan and proceeded to get the loan approved in a timely matter and sent to underwritingThis is where everything became the worse experience of my lifeOn February 26, the processor on the Limon team forward over to my wife and I , a list of all the documents the underwriter needed to approval the loanOn February 28, all documents was sent to underwriting for approvalOn March 1, 2016; I received a call from my loan officer stating that the underwriter needed more documentation, after sending document after document back to underwriter, the underwriter continued to request documents from myself; when in fact I was not on the loanOn March 10, 2016,
