Incomplete work performed;questionable health issuesIn Oct. 2012; the hallway carpet was saturated. Upon reporting, maintenance found the hot water tank in the pantry to be bad. The tank was replaced but the leak continued. Maintenance then cut in the wall and repaired the pipes. As of today, the hole remains in the wall when we were told it would be repaired the next day. In Oct 2013, my daughter smelled burning odor in the apartment, upon notifying fire dept. it was found that the heating unit was bad. It was replaced with a huge hole in the wall. As of today, the hole remains in the wall and when the unit comes on it pulls extremely cold air into the apartment making sitting very uncomfortable in the living area as we've had extremely cold weather. In December, I woke up to water int he hallway once again. I notified the office and finally maintenance came out and checked. We were told the pipes in the wall near the kitchen were probably leaking and asked if we wanted the wall cut out that day (Christmas Eve) or after the holidays. I informed them to start work then. Later after Christmas, maintenance returned and stated the leak wasn't from the pipes because the carpet was no longer wet. We have complained about the nonfunctioning dishwasher since we moved in Aug. 2009. Each time we're told it would be replaced. The complaint made in Oct. 2013 when the wiring issue occured. We were told once again they would order one and replace it. The last compaint we made about the dishwasher was December 2013, we were then told when they get a dishwasher they would bring it in. I have inormed office workers the dishwasher holds water and that causes knats to form. My family suffers badly from allergies that are more than likely from the carpet which I believe to have mold underneath. The filters in the unit aren't changed, leading to clogging of the drain. When this happens, water overflows in the apartment causing the carpet in the dining area and the master bedroom to become wet. I informed the management office that my laptop was destroyed due to the carpet in the bedroom becoming wet. Of course the agent wasn't aplologetic. I've contacted the preservation management and complained via phone on several occasions. My first complaint was address by the previous manager in December 2012. As of today, we have no lease; we went month-to-month in 2012; I married and tried to add my husband to the lease and was told not to until the lease was up. Upon renewal, my husband was asked to pay a background fee, and our lease was ripped and discarded. My husband stated he'd pay for the check that Friday. We haven't heard anything from the leasing office yet, but we are continuing to pay rent. This is really frustrating me to the point that I don't want to continue paying but I know failure to pay will lead to eviction. It's not fair nor is it right for people to be taken advantage of at any cost. With job loss and higher than normal electric bills, I really can't afford to move at this time. Desired SettlementI would like a refund on all monies paid at least beginning August 2013 when Oakridge failed to provide me with a lease. I feel I should obtain even more dating back to complaints and false promises. I'm sorry they don't have anyone capable of handling drywall, but that's not helping keep my children warm when the unit comes on, nor is it helping with these expensive bills. After talking with [redacted] by phone and giving her my email address, she sent this email-notice on March 13,2014 4:12 PM.Response to Case#40093741:[redacted]I called [redacted] on X-XX-XXXX and left a message on her phone. Mrs. [redacted] returned the call and we scheduled an appointment for 3:00PM 3-14-14 I([redacted]-Property Manager) and [redacted] Supervisor met with Mrs. [redacted] and her husband to discuss concerns and schedule repairs as needed. See below the repairs needed.All repairs will be handled by the Donald.1. Locate and repair leak in the hall area2. Replace dishwasher3. Replace refrigerator4. Replace range5. Replace living room and hall carpet6. Check unit for mold and mildew treat as needed7. Close hole in living room at air handler and in pantry.I insured her that I would follow up to make sure everything was addressed. She and her husband accepted the proposal. We have started making repairs as of 3-15-14.Our goal is to complete items noted this week. Consumer Response Consumer's Original Complaint :Flooding in apartment continues.I've previously contacted the Revdex.com concerning issues within the apartment. After the business contacted the manager appliances were replaced; however, the holes remain in the wall where repairs were done; and flooding has resumed. On 6/1/2014; my daughter noticed the hall way saturated with water. I called the apartment and left a msg that the situation needed immediate attention. No one returned the call nor came to observe the situation. On 6/3/2014 I once again phoned the office during office hours at 1:58 pm; no one answered and I once again left a msg. That msg also went unanswered. The water in the hall is now coming in the living area of the apartment. I called the corporate office and spoke with someone who stated she'd send an email and someone from the office would call me. The manager called and maintenance finally arrived. As the previously they had no idea where the water was coming from. I informed him I thought it may be coming from underneath the apartment. He said he felt the same way. Instead, the two men decided to contact a plumber who was to come and check things out. As of today, no one has bothered to come and check,, and the water is still spreading. Maintenance came by on 6/12/14. Once again, I've started having dizziness and vomiting. I can't say it's due to the water but I know it didn't start until the water started again. Consumer's Desired Resolution: Once again I would like to see rent returned to me so I can find a decent place to live.Business Response On 06/23/2014, Ms. [redacted] called and reported that her carpet was wet. On 06/24/2014, the maintenance staff went to Ms. [redacted] apartment and checked her Air Conditioning unit and found no leaks. Afterwards, the plumbing company was called. They found the leak and made the necessary repairs. On the same day, the carpet vendor extracted the water and deodorized the unit. Also, the painter repaired the holes that were cut in the sheetrock. The maintenance technicians asked Ms. [redacted] if there were any other maintenance issues, and her response was "no". All the maintenance repairs have been completed in Ms. [redacted] unit.

I have lived at Oak Ridge Apartments for a year and I love it! The new management has implemented great ideas, policies, and positive changes. The new office staff is very friendly and attentive to the needs of the tenants. The maintenance department has improved tremendously. I would highly recommend others to move here.","pos-1
