Thank you for bringing [redacted]'s concern to our attention.Please note that [redacted] notified our office that she would be moving out of the apartment on 10/30/17. As per company policy, a pre-inspection of the apartment was scheduled and took place on 10/6/2017. During the inspection, Mary H[redacted]...
was unable to properly as the condition of the carpet due to multiple boxes found throughout the apartment. Additionally, several pieces of large furniture were still present. [redacted] was present during the inspection and explained that she was in the process of packing.[redacted] returned the keys on 10/30/17 and did not request to be present during the final inspection. The office team conducted the final inspection at the next opportunity, on 10/31/17, at which time the carpet condition was assessed with more accuracy and photos were taken (attached). During this inspection, several heavy stains were noted in different areas (possibly caused by the resident's cat) resulting in the need for replacement and a charge of $370.24 to [redacted].[redacted] takes pride in creating the best possible customer's experience; however charges for damages are never welcome but sometimes necessary. The carpet in [redacted]'s apartment was replaced on 6/7/2016. [redacted] was charged a depreciated value for the carpet based on a 48-months life expectancy (cost $555.70 divided by 48 months = $11.57 per month x 32 months = $370.24), customary in the industry and State of Maryland.Attached find all pertinent information for your review.
