This company is very difficult to work with. I am on the phone as we speak trying to resolve a few remaining issues we have with Nolan Commercial Contractors. Namely, the slew of nail pops that we have, a door that needs adjusting, and the flooring that we've been told moves according to the Super. His response to us was, "the floor moves so there could be a few noticeable spaces from time to time." Didn't know I was paying for a moving floor. Now that I am looking at the "C" rating for this company, I may say from our own experience, it is solid. Needless to say, I would never purchase another home from this builder nor would I recommend this company to anyone. Throughout construction we had to remind the builder of the materials we picked out with the designer. So make sure if you pick out materials that you get them, because we noticed this company gets stuck on building the spec. home even if you have picked out your colors. Second, the paint job is horrible!! So when they say they don't guarantee paint jobs there is a reason for that! When speaking with a fellow neighbor they said they are going to have to get their whole house repainted on the inside. Personally speaking, in our walk thru we noticed they tried to wipe down certain areas on the wall and when we saw the blotches in the paint we asked them to clean up the blotches they made on the wall. There response was, we don't guarantee paint jobs (the wall and paint are one in the same, this is how they get around fixing shabby paint jobs). My thoughts were, you blotched the paint trying to clean up the areas that needed wiping down and now you don't want to fix what you blotched up. On top of the shabby paint job, the nail pops are unbelievable. And they give you a paint kit because they want you to fix your nail pops! Third, they don't guarantee landscaping so make sure the grass they lay is not diseased - dead. We are having trouble with discoloration in our grass. Last, we still have a few areas that need correcting... In writing this review, I probably won't benefit as much since the construction has been done. However, I hope in sharing my experience with others there is a possibility it will help them make an informed decision when buying from this company. Wish I had looked here first!
Company has failed to carry out repairs covered by the 30 day construction warranty.
We purchased our house in May 2018. Since then it has been extremely difficult to get the contractor to return to provide repairs listed on our 30 day list. For the past 13 months I have been waiting got them to schedule with the sub contractors to repair 4 items.
30 Day List
Line # 9: Gray stained wood at top of stairs pulling up (someone came out to re work the trim, but this didn't correct the discrepancy, this was reported to our office that they needed to come back out.
Line # 15: (front spare BR) Outlet closest to door pulling out from wall
Line # 16: (exterior) Strings from vapor barrier under siding showing above garage door
Line # 17: Spare bath door center hinge stripped screw
In addition to that they have failed to provide me with touch up paint that matches the walls, make the trim repairs needed after a previous door frame repair, and install the missing trim pieces on the back porch.
I have followed up several times a month for the last several months to check the progress of my service requests, but nothing has been scheduled. They have made a couple repairs, but have been dragging their feet on the remaining repairs required.
This is a complaint among all residents of the neighborhood. There has even been discussion among members about seeking group legal representation to settle these complaints.
The military is moving us out of state in the next few months and we need these items completed before we are able to place the house for sale.
Close day missed, not willing to commit to new closing date.
I've signed a contract on April 27th with *** to purchase a house with an agreed closing date of July 14th. The contractor was not able to complete the house on time and I've agreed to extend the closing date to July 31st.
*** have been notified in several occasions that while I was flexible with the construction to be completed by July 31st, there is no further extension, since my rate lock of 90 days will expire on August 7th.
My buyer's agent requested in two occasions a list of project plan so we can understand progress of the home, none of his emails were answered. I have personally wrote an email to the seller's agent to request the same information and I have not received the requested project plan to finish the home (i.e. when plumbing is scheduled to be completed).
Plumbing: in the upgrade list I've specified the brand and product numbers for the plumbing. Despite this very detailed information the plumber did not order the parts and installed a different brand with insufficient capabilities to handle the shower system requested. I personally inspected the installation the same day and noticed that the wrong brand/parts were used. I've informed the super intendent and the office staff of this on July 10th.
As of July 26th the correct plumbing parts has not yet been received by the plumber despite that these can be purchased through ***.com or*** and we have wasted 3 weeks holding up the entire construction to be able to move forward.
On July 26th the builder responded to the 4th request to provide a revised closing date and a detailed project list on proposed completion for the house.
"If everything is able to stay on schedule we should be able to close in about 30 days. I am not happy that we have had to delay closing and that we are coming up on the expiration of Mr. locked in rate."
The builder till today shown no willingness to agree to a revised closing day, despite multiple attempts by my buyer's agent.
The builder has stopped responding to any question I or my buyer's agent is sending regarding this matter.
The inability to deliver to the agreed closing day has resulted in substantial financial loss for me.

1. Mr. is correct that his original closing date was missed however this was out of our control as he has made several changes/additions to the house. Each time there is an upgrade we must put construction on "Hold" until monies for the upgrades are received. Also, with the multiple changes/delays that has made it near impossible to lock down a closing date. As of July 27th at 5:15pm I confirmed as long as not further changes were made we would be able to close on Aug. 21st.
2. On July 26th I spent an hour collecting information to provide Mr. an update on the progress of his home and sent an email Mr. agent as well as our Listing Agent. Mr. agent informed us early on July 26th that if we did not provide an update by the end of the day on 7/26 then Mr. was going to file a complaint with the Revdex.com. The email sent on 7/26 with an update of all items of concern was sent out at 2:26pm.
3. All plumbing concerns have been addressed and the incorrect parts were returned and the correct parts have been installed. There was question if they were the correct parts as the part number Mr. provided was a European number which cannot be used in the USA. Mr. told us on numerous occasions that the parts could be purchased from *** or *** and each time we informed me that we would not do that as we could not provide any time of warranty for those parts. We informed him that any parts installed must be provided from the corresponding supplier in order to provide a warranty.
We have done everything we could to keep this project on schedule however with the constant changes as well as Mr. showing up to the house without his agent during working hours it forced us to delay the project time and time again. We had informed Mr. he could not go to the house without his agent, both Mr. and his agent said that Mr. never went to the house with his agent however several of our subcontractors and our superintendent were flagged down my Mr. with no sign of his agent to make changes on the house. Mr. agreed on July 31st that he would no longer go to the house between the hours of 6 am to 6 pm Monday through Friday and if he did go to the house outside of those hours his agent must be with him. To my understanding he has been abiding my these guidelines. In doing so we have been able to make great progress on the home. Also, on July 31st we informed Mr. that no other changes could be made otherwise we would be unable to close at the end of August.
Lastly, Mr. said that we had stopped responding to any questions he or his agent has presented to us. I can provide multiple emails showing a response from myself, our superintendent, or our listing agent.
If further information, documentation is needed please let me know and I will be happy to provide it.
1) I welcome the builder's new closing date proposal of August 21st. Since Mr. has agreed to meet with me in person on August 15th at the construction site, we will have an opportunity to review progress and confirm if August 21st closing is still attainable.
2) Complaint with Revdex.com was filed following four attempts to obtain an estimated new closing date and project plan to complete the house, once it became obvious that the second revised closing date of July 31st will not be met. I'm glad that we were able to move beyond this and work constructively to achieve a mutually agreed closing date of August 21st.
3) Plumbing indeed has been the center point of the argument between customer and builder. We've spent 2 months finalizing the upgrade list and builder obtaining quotes from the subcontractors as the list was detailed, including part numbers in instances such as for the plumbing upgrade.
The real question is, how did the plumber provide a quote for parts, which are not sold in the USA?
It may be that the builder was a victim in this situation too, putting the subcontractor at fault, however this is beyond my knowledge, as I do not have visibility into the process. I believe that had the plumber verified the parts upfront and provided an accurate quote, the entire argument could have been avoided.
Since we have been able to continue the discussion in a positive and constructive manner, I will not comment on events of the past, even if builder and customer has a different position on what has happened actually.
In summary both party experienced a lot of frustration, including agents of both parties, which put the relationship between customer and builder at tension. I'm glad that Mr. and I will meet in person to review the house and resolve any remaining items needed the builder's attention to achieve close on August 21st.
I have no further desire to review items of the past and I'm looking forward to finish the process with Mr. direct involvement.
As the buyer mentioned we are working on moving forward with the progress of this home. To the best of my knowledge the house is on track to close August 21st.
2. Yes, there were instances that we could not pin-point an exact closing date but each time it was explained the reason we could not give a specific closing date was due to the changes/additions. We have done our best to provide as much information as possible so the buyer would understand why there was a delay in closing.
Since the plumbing issue has been resolved and the US equivalency has been installed I do not see this as a current issue and it seems the buyer feels the same.
We have moved forward with the house and have not run into any other concerns or questions.
