BP Management Division is a Property Management that handles rent from there rental homes and if there is work that needs to be fixed in the homes. The Hours of operation do not match the phone hours on the website nor the office hours there is a open sign up even if they are not there and the door is locked. My husband and I have been lied to more then once. BP Management told us they can not always get to work because there sick or out of town. When we try to pay our rent no one is in the office to take the money. BP management will then want to add a late payment to our rent. If you call BP Management first they may not even answer your call for up to six hours. Even if the sign in the window reads open.

This notice is executed and served in accord with RCW 59.12 et seq. which provides that a tenantis in unlawful detainer of real property if the tenant fails to comply with the demands of a noticesuch as this. Failure to comply with this notice may result in filing of a Summons and Compliantfor Unlawful Detainer. Pursuant to the terms of your lease, you could be liable for court costsand attorney 's fees in addition to the amount of rental currently due in any suit instituted becauseof your default.
The landlord hereby expressly reserves all rights and remedies regarding any and all otherdefaults under the Lease/contract which are not set forth herein.
You are hereby notified that a negative credit report reflecting on your credit record may besubmitted to a credit-reporting agency if you fail to fulfill the terms of your credit obligations.

These tenants have been evicted and left a $4000 outstanding debt. We are a real estate agency and always available by phone. As previous handbook provided, the tenants may not make cash payments. These tenants, as we found out, have outstanding balances due to banks and can not have bank accounts and have to pay cash.
Since we are an agency, we do periodically have to run out to show homes, rentals and attend to service calls. These tenants are obviously prefer to complain about someone else instead of straightening out their life. We do not have issues with anyone else paying there responsibilities. We are in the business of collecting rent and make it very easy.
I do not want to have anymore communications about this situation. I have clients and tenants that I make time for, not situations due to lack of credibility.
