Thank you for the opportunity to address this matter. River Gables takes tenant complaints very seriously. It is also diligent in its handling of tenant damage depositsIn this particular case, three tenants provided a deposit prior to the initiation of their lease and one of the
tenants extended the lease beyond the original termination date. In addition, the landlord never received notice of termination of the lease term from any tenant as required in the lease. Finally, the complaining tenants never provided a forwarding address following their abandonment of their apartment. Although River Gables does not believe it has a duty to return the deposit under the foregoing circumstances, it has decided to issue one check written to all three tenants, and delivered it to the one tenant whose address is known to the landlord. Since we do not have forwarding addresses for the complaining tenants, we are encouraging them to contact their former roommate to obtain a copy of a letter explaining the foregoing and advising them of the mode and method of the delivery of the security deposit. They can then determine how to apportion the returned security deposit We trust this resolves the issue

Thank you for providing us with notification of this consumer’s concerns. We appreciate the opportunity to respond. Since first learning of the consumer’s complaint, a member of our management team contacted, and spoke with, the consumer. She also spoke to the consumer’s roommate
and, upon verifying addresses, mailed the check, which was cashed check upon receipt. It our understanding, based upon the foregoing, that the consumer’s dispute has been resolved. Thank you again
