I inspected the house for the client on Sept 9, Two months and other inspections had transpired between the client’s inspection and the first call on the 10thThe client requested a call, left his name and number and no other informationI receive many calls such as this from vendors and sales peopleI do not typically answer themThe client called again on the 11thStill only name and phone numberI don’t remember the clientOn the 13th, the realtor involved left a message asking me to call the client, that he was a client, and left the address of the inspectionI reviewed the inspection report, and called the client on the 14th – left him a message to please let me know what the issue was, and to please let me know by voicemail, text, or emailIt is important that I establish a “paper trail” for insurance purposesThe client called back later, and left only his name and phone numberSubsequent calls were the sameOn the 16th I texted the realtor to get the clients email I could not find itThe next morning I sent the client an email stating that I would reimburse him the inspection fee – he had left a message requesting itI also asked which window was the one in question, because I did not rememberHe emailed me back with the informationA check was sent to the client on the morning of the 20thCommunication of the issue would have been appreciated
Although the complaint sent to me is short, it has several statements, I will address them individuallyThe first and biggest one is Ms [redacted] saying that she contacted usTo this day we have never received any type of call, personal visit, letter (other than this /> complaint) e-mail, fax, text message or any other type of contact from the legal owner of this vehicle [redacted] ***We have however gotten calls from her boyfriend [redacted] **Who originally tried to purchase this vehicle but was unable to obtain financingOrdinarily we would never even talk with anyone other than the legal owner of the vehicle but in the interest of trying to resolve this matter amicably we did have conversations with him The weekend before they first came to look at the truck we used it to run to the far side of Iowa to tow a car back on a trailer with no issuesThe day they came to first view this truck one of the other owners of Family Auto Sales was using it to transport pallets of shingles from Johnson Creek WiOne pallet was in the box of the truck, others were on a trailerWe got the call that they wanted to view the truck and were on their wayHe unhooked the trailer at the jobsite and brought the truck over to the car lot with one full pallet of shingles in the box of the truckMs [redacted] and Mr [redacted] both looked the truck over well and took it for a test driveNothing was ever said about the truck sitting unusual with that type of weight in the box which would indicate a busted main leaf spring, (because it wasn't squatting or sitting oddly)They then left and said they had a deposit on another truck in Green Bay Wi also and had to see what they were going to doThey called back later that day and wanted to buy our truckOur sales guy [redacted] drove to Mr [redacted] 's address in Whitewater Wi to pick up a deposit check to hold the truck since we had been getting a lot of interest in it because it was such a nice truck and was priced about $less than what it should have been priced atMs [redacted] had to get a loan for the vehicle and a sales contract was written up and the vehicle was set aside to be delivered on the following Tuesday giving her time to get the loanTuesday came and went without the vehicle being picked up by them because of problems with getting the loan and her parents having to step in to get the loan done in their nameIn the mean time we passed up other sales with people who were begging us to buy the truck and bad the money ready to goThey finally picked the truck up at the end of the week Mr [redacted] called a few days later after hauling a fifth wheel trailer loaded with older tractors and said that the truck felt like it may have been swaying a little bit on the interstate in Illinois but didn't say anything else at the pointAbout a week later he called us saying that he was getting airbags installed on the rear of the truck to beef up the suspension and that they noticed a broken main leaf springHe wanted us to pay for a new set of springs and a hardware kit for a total of $dollars and that he would install them himselfHe never mentioned anything about the rear brakes at any time as claimed in the complaint by Ms ***I infonned him that I would talk with all of the owners and we would decide what to doHe called back the following day and he was told him that we felt since we had already sold him the truck for so much under the actual retail value (which we were only able to do because we had gotten such a good deal on the truck when we bought it), waited well past the time we originally agreed to hold the truck for [redacted] , had to do several trips running around to make this deal happen for her, and had passed on other buyers in the mean time as we waited for them to obtain financing, we felt we had more than lived up to our end of the deal since A.) the truck was sold with no warranty, B.) she never had a third party inspection done prior to buying the vehicle, and C.) by signing the buyers guide legally accepted the vehicle as being in the condition stated on the buyers guideIn the interest of trying to resolve the issue we told Mr [redacted] that we would have a check waiting for her Saturday April 12th at the car lot for the price of the truck and that she could return it to us in the same condition it left in and we be more than happy to take it bac~ put new springs on it, and then sell it for what the purchase price should have been in the first place, he declined that offer and said they would prefer to just give us bad PR and keep the truck I resent the statement made by her in the complaint that we are trying to take advantage of her! It is always our desire to make our customers happy and stand by our word and our vehicles, just like we stood by our word of promising to hold the truck for them even though we legally were free to sell the truck out from under them since the deadline to obtain financing had expired, even though it highly upset the other buyers who wanted the truck, we had given them our word that we would hold it for them and we didWe have always gone to great lengths to give our customers great deals on quality used vehicles and satisfy them even when they buy a vehicle sold AS-ISWe have paid for repairs after vehicles were purchased and something pops up to satisfy our customers in the past, and in fact once since Ms [redacted] purchased her vehicle alsoHowever, that being said when you buy a vehicle for about half of what it is actually worth, have used the vehicle in very heavy duty situations out of state, we used the vehicle personally loaded on the interstate with no issues, and provided us with no defmitive third party evidence of the issue existing prior to her purchasing it, we feel that we are not responsible for taking care of their complaintWe have no way of knowing what was done to the truck once it left our lot I have included a copy of Kelly Blue Book showing that the retail purchase price of this truck should have been in the $18,range not the $10,that she paid for itI have also included a few pictures of the truck showing that it was in beautiful condition and worth nearly double what they paid for it Sincerely, ***
After I moved into home, I could find things which inspector could have found easily, but he did not mention those Few examples are below and God know how many more to come One of the bathroom fan makes so much rattling nose that It would break If we use and so we must replace itCould have easily been identified just turn on and off the fan Previous owner cut the pluming for fridge ice maker water supply which has to be replacedCould have easily be inspected with visual inspection Water line outside the house doesn't simply open, we must replace, if we want to water out yard/plants- Could have easily be inspected by trying to open the tap A little ignorance on their part or rush to move to another job is going to cost me over dollars

Although the complaint sent to me is short, it has several false statements, I will address
them individually. The first and biggest one is Ms [redacted] saying that she contacted us. To
this day we have never received any type of call, personal visit, letter (other than this

this vehicle [redacted]. We have however gotten calls from her boyfriend [redacted]. Who originally tried to purchase this vehicle but was unable to obtain
financing. Ordinarily we would never even talk with anyone other than the legal owner of
the vehicle but in the interest of trying to resolve this matter amicably we did have
conversations with him.
The weekend before they first came to look at the truck we used it to run to the far side
of Iowa to tow a car back on a trailer with no issues. The day they came to first view this
truck one of the other owners of Family Auto Sales was using it to transport 4 pallets of
shingles from Johnson Creek Wi. One pallet was in the box of the truck, 3 others were on
a trailer. We got the call that they wanted to view the truck and were on their way. He
unhooked the trailer at the jobsite and brought the truck over to the car lot with one full
pallet of shingles in the box of the truck. Ms [redacted] and Mr [redacted] both looked the truck
over well and took it for a test drive. Nothing was ever said about the truck sitting
unusual with that type of weight in the box which would indicate a busted main leaf
spring, (because it wasn't squatting or sitting oddly). They then left and said they had a

I am very happy with National Property Inspections.
Brain and Christa did the inspection, they did an excellent job. I felt very comfortable with them and they they did exactly what they said they would.
The report they gave me of the house was very accurate and detailed in descriptions. There were many pictures, which came in very handy during my negotiations with the sellers.
They even came back right before closing at no additional cost to make sure the seller had made the requested corrections to the property. I highly recommend them and will use them again, whenever I need an inspector.

[redacted] and [redacted] were friendly and professional. They did a thorough inspection and took time to explain what they were doing and any concerns. They gave us opportunities to ask questions and discuss with us. The report was sent in a timely manner and was complete with pictures and detailed descriptions.
Review: NPI inspectors performed an inspections for the potential buyers of our house. During the inspection, they caused damage to our attic door. Our broker contacted [redacted], who confirmed the damage and asked us to obtain an estimate. Several weeks after sending him the estimate, I still did not hear from him. As such, I called him today. He was rude, unprofessional, and referred to me as "retarted". After this, I ended the conversation because it was clear that we would not reach a resolution. Could you kindly intervene, as I would expect him to make good on repairing the damage that he caused. Review: Pre-purchase home inspection on 9/14/12 performed by David Perrin (Brisco Inc., dba National Property Inspections) failed to report a crack which extended full height of a foundation wall. The crack was found after purchasing the home and moving in. David Perrin was contacted soon after this and admitted to seeing the crack but did not report it because he did not deem it a problem. Water has leaked in through the crack with heavy rainfall several times since moving in. A structural engineer was consulted to evaluate the crack and make repair recommendations. Our main complaint is not being informed of the crack which would have allowed us to pursue other options: 1. renegotiate offer with sellers for a lower selling price to cover cost of repairing crack or allow them to repair before we purchased the home or 2. continue home search if we were concerned about future problems from the crack. We were not afforded these options because we were not informed of the crack and have had to invest more money in pursuing consultations on the problem and potential repairs. The purpose of a home inspection is to provide potential buyers with information they need to make an informed decision about a major financial investment and we were not provided all the information before our purchase.Desired Settlement: A full refund for the inspection ($300.00) and the cost of the structural engineer consultation ($300.00). We will provide documents if needed.

[redacted],My response to Mr [redacted]'s complaint is as follow: When I talked to Mr [redacted] about the crack, I explained that is was not a structural issue. The foundation/crack showed no moisture at the time of the inspection. I told Mr [redacted] that it was a maintenance issue and he should clean the crack and seal it to prevent the possibility of moisture intrusion. Appears he didn't take my advise/report until this years record rains caused water intrusion through the crack. So he had a structural engineer inspect the crack and tell him the same thing I told him last year. That it was not a structural issue and it should be sealed to prevent the possibility of water interruption. If Mr [redacted] had another inspection that told him the same thing I told him, I done not believe I could have done anything different and do not owe him anything.DAVID L. For your reference, details of the offer I reviewed appear below. October 3, 2013 The main complaint of our grievance still has not been addressed. Mr. Perrin did not report the crack in the foundation in his pre-purchase home inspection. This information is exactly the type that should have been included in the inspection report, so we as the buyers could make the most informed decision possible. If it is not, then what is the point of doing the inspection? After moving into the home, we noticed the large, floor-to-ceiling crack, and it began to leak water. There was evidence of past water leakage around the crack that was also not noted in the inspection. It does not take “record rains” for water to leak in from the crack. This has been an ongoing problem since we moved into the home. Mr. Perrin was contacted by my wife (I never spoke with him) after we moved into the home. He admitted to her that he saw the crack during the inspection, but did not note it in the report because he did not deem it a problem. We obtained a second opinion from a licensed structural engineer because the oversight left us with little confidence in Mr. Perrin’s professional opinion. We think a full refund of the home inspection fee is warranted in this situation. Furthermore, reimbursement of the engineer’s fee would show Mr. Perrin’s willingness to amend his oversight. Because Mr. Perrin was recommended by our realtor, we will be informing our realty company of this complaint with the Revdex.com.Regards,[redacted]

As Mr. [redacted] says in his response, I told Mrs. [redacted] the crack was not a structural issue (Which the structural Engineer also said in his report) and that the crack was not wed. I also told her that it would be good to clean and seal the crack. Appears that was not done. And after having the wettest spring and summer in history, the cracked leaked as homes in the area did that had never had water intrusion ever. I am sorry Mr. [redacted] chose not to address the crack as a maintenance item or that he had to have a structural engineer tell him the same thing I said, But you can only lead a horse to water. You can not make it drink.

October 27, 2013 This complaint is not about water intrusion, nor a similar opinion as Mr. Perrin’s, from a licensed structural engineer. It is about Mr. Perrin’s failure to report the crack in the pre-purchase home inspection and his reluctance to own up to this. The following is a quote from Mr. Perrin’s NPI website, “Having your property inspected will provide you with peace of mind in your purchasing decisions”. We made a decision to purchase our home and make the largest financial investment of our lives partly based on Mr. Perrin’s inspection report. If we had known about the crack we would have renegotiated our offer to the seller or pursued other options. To sum up, his omission deprived us of negotiating power and knowledge of a pre-existing problem.Regards,[redacted]
National Property Inspections of San Luis Obispo county does very shoddy work. They miss large problems that require expensive repairs and then just point out unimportant, trivial or even non-existent problems. Unfortunately, I have had 2 experiences with this incompetent outfit, and I suffered as a result. Caveat emptor!

OUR COMPLAINT:
We decided to buy this house in August 2012, and flew back to Arizona that day. We had the house inspected by [redacted] of National Property Inspections. His written report, dated Sept. 1, 2012, said "dishwasher Is noisy", but he marked it "acceptable." He made no comment about the downstairs toilet not draining.
We closed on the.house in late Sept. 2012 in Arizona, but as teachers living in Arizona, we were not able to move in until July 7, 2013. We did stay in the house several days over Christmas and in February, but did not use the downstairs toilet or dishwasher.
We took possession of the house in July, and discovered that the dishwasher was not working. It would fill with water, but not drain or continue the cycle. A plumber inspected it and the downstairs toilet. He fixed the toilet, and replaced the pipe from the sink to the dishwasher. That didn't solve the problem.
He recommended we get an appliance service repair man to determine the exact problem.
Robinson's Appliance Care came on July 17, 2013 and determined that there was a leak, a rusty valve, and an electric smell from a bad motor, which had rusted out and frozen. He recommended a new dishwasher.
We purchased a new dishwasher from Lowe's and had it installed the next week.
OUR EFFORTS at RESOLUTION:
Shortly after the repairs, we left for Alaska to spend six weeks with our son and his wife. In our move, we had misplaced [redacted] Fast's inspection report, but were able to get a copy of it from Crane Real Estate on September 23, 2013. We reached [redacted] Fast on September 24 with our complaint. He said, "Too late". Even though he checked the "acceptable" box for the condition of the dishwasher, and did not mention the toilet not working in his report, he would not address our complaint. Had he checked the appropriate boxes, we would have had the sellers make the necessary repairs before we agreed to buy the house.
WHAT IS OUR DESIRED FAIR RESOLUTION?
The total cost of the repairs and the new dishwasher came to $782.64. This does not take into consideration the weeks of inconvenience in not having a working dishwasher or toilet. We took care of the problems as quickly as we were able.
We desire compensation for:
7/12/13 South Hill Plumbing $176.00
7/17/13 Robinson's Appliance Care $70.66
7/23/13 Lowe's — dishwasher purchase and installation $535.98
Total: $782.64Desired Settlement: See above.

A Home is inspected for the its condition at the time of the inspection. Items that are considered acceptable ,in working condition may need repairs at a later date. Older appliances may fail without notice. Real estate companys may offer warranties on homes at the time of purchase but typically older appliances are excluded from the warranty.
