complainant of this, as they felt that if the price was adjusted this would generate more interest and result in a qualifed applicant. The client did not agree with their assessment and the price remained $100 to $200 above market. In our opinion, this is why the house has not rented. Regarding our application process, it is true that we run each application in order before moving on the the next one. This is a standard practice in the industry in order to be in compliance with Fair Housing laws. We have had many calls about and showings of the house, but few applications, which is usually an indication that the problem is with the appearance and features of the property. We feel that a price adjustment to $1395 and perhaps a brush clearance of the yard would do the trick. In the long run, keeping the price high will cause more lost income than adjusting it and renting the property. If the client is willing to adjust the price to $1395 and the house still does not rent within the month, we would be willing to release her from her management contract with no penalty.
