we have had a paint contractor in their to paint over the dirty walls that market place could not even do, these thing should have been done before the townhome was even put on the market also we have had to purchase all the light bulbs the home had very few and if they did they were not the correct ones which would make a sizzle sound when you would turn the switch on I discussed with [redacted] our first month their and nothing was done, also when we sign the lease I was given a packet to do a walk through of the home to point out things that were wrong it was very lengthy I am sure market place has all of these concerns on the packet the first week we were their I WAS VERY SPECIFIC! on things that were a concern at the home, this was hand written on the packet I returned back to [redacted] immediately Windows did not open and close correctly, their were no screens on windows, it smelt of animal urine which we had to have a cleaner come and do, the carpet was filth which they tried to tell me that the carpet was new and they were not, bathroom had mold on the fixtures, garage doors were not working properall of this was addressed to [redacted] during the first week we were in the home which she told me over the phone that a tech would be out and never showed upWe did the best we could and took matters in to our own hands and left the situation alonethen a few months later we have the kitchen faucet leak, the furnace went out which market place tried to say that it was brand new how ever when the tech Roman came out he him self said "THIS FURNACE IS FROM 1998" they tried to fix it but FAILD and had no other choice but to install a new onewe have had the hot water heater go out which at first I was a bit frantic due to the fact that their EMERGANCY hotline did not except calls, and the techs that did show up finally after contacting the main office were as if they didn't even want to do the jobI had left to go to the store and when I came back their was water all the way down the stairs to the bottom floor which I told [redacted] on the phone a few days later after she decided to respond back to my concernThen we had issues with the a/c and heating unit every time we would turn it on it would smell of propane they had someone go out and he told us it was because of the weather changing that's why it smelt and to leave the windows open as we ran it which pretty much defeats the purpose on keeping it onthe stove was another issue it did not want to heat up at time and if I did the warmers would pop out or sink in it was very strange, and NOW it was the fridge issue which I think was by far the most biggest deal I HAVE NEVER HEARD OF A RENTER HAVING TO PURCAHSE A FRIDGE FOR A HOME THAT THEY DO NOT OWN!!! it completely drew the line after we were told by [redacted] that we would have to write and email to get it repaired or replaced which I did than got a rude phone call from [redacted] of her yelling and belittling us about the fridge, I have never ever been treated with such attitude from anyone we have ever rented from and that's why we have decided that market place realty is not a livable environment for us nor for anyonethis place needs to be investigated and shut downMarket place has a really bad reputation as you can tell from their reviews online not one of them is a good oneIt is pretty sad that a so called company takes advantage of honest and innocent familiesplease see below the email I had sent [redacted] on AUGUST 1, [redacted] Aug (days ago) to [redacted] To whom it may concern, I would like to advise you that on August 1,we are giving our day notice, our decision has been based on the living condition provided from Market Place RealtyWe feel that [redacted] XXXXX is health concern do to the strong animal feces smell that has seemed to get worse and worse as the days get hotter and hotter, also I would like to mention that it, it is unacceptable that everyday necessaties are not avaliable for use for example The Fridge that went out how and why would you excpect RENTERS to be responsible for this??? This has already been addressed in the response submitted for the same complaint by your spouse on Wednesday, 3/8/17. Please re-read your rental contract to better understand the terms there were agreed upon. Section covers that no deposit was paid. Section covers that option
money was non-refundable. There was a potential for a bonus; however, the terms to qualify for a bonus was to fulfill your rental contract. You did not stay through your contract end date of 9/30/16. You vacated on 5/31/16. Any disputes or possible settlements need to be addressed with the collection agency directly. Their information was given to you directly in an email by me to you on 3/8/

Tenants gave their notice as pointed out in the email provided by the tenant to Revdex.com; however, rent was not paid through their 30-day notice. The notice and move out date were one in the same so they did not follow the terms of the contract. Paragraph 5 of their executed rental contract explains that no deposit was paid in by the tenants. Paragraph 12 explains where the Option Money was applied. A performance can be earned after move out, please refer to paragraph 30. There is a lot of value in reading the contract. Most questions can be answered by doing so. The former tenants do have my contact information and should feel free to reach out to me with any further clarification. Move out statements are prepared between 55-60 days after move out and mailed to the last known address of the tenant as no forwarding address has been provided. This statement outlines if there were any charges owed and if there was any performance bonus earned.
There are many options to put a work order request in writing. The work order request can be emailed, faxed, placed in writing at our office and through the tenant portal. If there are issues with our portal, please let us know. To our knowledge, everything is up and running and has been. Many other tenants successfully pay their rent and submit work orders daily through the portal. As stated in my previous response, I placed a work order because you put your work order request in writing by way of the Revdex.com. Since then, our handyman has contacted you, leaving you a voicemail but with no return phone call from you. This morning, the Property Manager emailed you and is yet to receive a response back. We require work order requests in writing so that we fully understand the issue and that we know that you the tenant is reporting the issue. Often times, a phone call can get misunderstood; thus, the handyman goes out to look at the wrong issue. After completing research, here is what has been found: There are currently no open work orders since our handyman was out there for the bathroom on 2/18/16. We require all work orders to be placed in writing, per Paragraph 20 of the executed rental contract. The language is in bold...
and capital letters because it is so important. We will generate a work order for the items that have been placed in this complaint, as we have it in writing. A handyman will contact you directly to schedule. Regarding the outstanding balance, please refer to Paragraph 2 and Paragraph 8 of the executed Rental Contract for further clarification. Furthermore, written payment arrangements by the tenant have been given to the Property Manager proving acceptance of monies owed by the tenant. Tenant promised to pay the balance due, but never paid which is why the tenant is currently pending eviction. This process can only be stopped by the tenant paying all money owed, in full. Our contracts are written so that at any point, if a tenant(s) no longer wishes to continue with their contract, all that is needed is a 30 day notice which needs to be given on the 1st day of any given month and rent would need to be paid for the last month of their tenancy. There are no other requirements. The tenants could have elected to do this, but at this juncture, they are under eviction and do not have this option since the eviction will happen any day now. In conclusion, we are not able to meet the requested settlement. Tenant(s) paid a $1350 security deposit; however, any monies outstanding at time of move out would need be satisfied before any opportunity of a refund could be given. The balance on the account is higher than the amount of the security deposit paid. Additionally, a move out inspection would need be completed by the Property Manager to determine if any damage was caused by the tenant during their occupancy.Documentation can be provided. I am rejecting this response because: If there system is down and you cannot put a work order in to have someone come fix the issues with the house than the only other option is to call and they rarely ever return your calls. The water damage that they supposedly had fixed from the upstairs kitchen to the downstairs basement is worse because the issue has not been fixed and black mold has started to grow. Something that we have tried multiple times to inform them of. None of the issues were ever fixed and I don't feel like I should have to pay late fee's that I still don't think that I owe if they are not fixing the issues on the property at hand. They are a property management company and any time an issue like that arises it should be dealt with promptly and a call should be returned immediately when the issue at hand is told in detail on a voice mail. Nothing has been fixed or dealt with properly.
