I have reviewed the response offer made by the business in reference to complaint ID ***, and have determined that this proposed action would not resolve my complaint. For your reference, details of the offer I reviewed appear below
I am sending this email in regards to the neglect shown from manchester townhomes property manager/ maintenance crewAfter submitting multiple work orders in regards to stains on my ceiling being painted do to water damage, and broken screen doorNeither the property manager or maintenance staff have come and access the damaged door. Maintenance staff has come into my apartment to see the damage to the ceiling, but has never returned to fix it after they told me they were going toomy main concern is the safety of my family especially my child who has allergies to mold and mildew

In response to the complaint filed by *** *** on September 22, we would like to respond by stating that up until this complaint I was unaware that there were any feelings of disrespect felt by the resident as we see her and her daily and she frequently stops in the office to chat.In the
past months we have had maintenance requests to this resident’s unitWe have answered every single one either within hours (or when they specified to come) and repaired or replaced each requestIn the years the resident has lived here we have responded to calls, all within to hours of receiving it.? To my knowledge the resident has never been without a working dishwasher for more than day after reporting it? We replaced the dishwasher in January of 2016.We have also re-caulked all obvious points where water can leak from in their upstairs bathroom into their living room ceiling? Our process includes investigation of a leak (then to find out it was various overflows) then repair or replace, and patch the ceiling if required followed by paint touch-up? If there are still spots on their ceiling that have not been painted all they needed to do was simply let us know? I apologize but the maintenance staff does get busy and may have forgotten to come back after the ceiling was patched to paintThe last time we were informed about a leak in the bathroom was June of 2017.The back screen door that is being referred to has been an ongoing issue because they allow it to remain open rather than to close it securelyI have several employees that will attest to the fact that there is rarely a time when it is ever seen closed? The door is damaged beyond repair at this point and is unsightly and broken? When I left a voicemail about replacing the door I simply said that we cannot repair the door anymore, we need to replace it and the cost would be $We charge to replace items that are damaged by resident misuse? ? ? I have attached a report of all work orders to the unit as well as the last written notice given asking the resident to please close her back door? I have also attached photos of the back door itself.I have never told the resident’s husband to mind his own business? In the future, as they well know my door is always open.*** ***Property Manager

past 7 months we have had 10 maintenance requests to this resident’s unit. We have answered every single one either within 24 hours (or when they specified to come) and repaired or replaced each request.
