Review: Contractor entered into an oral contract with Owner on March 1, 2013, to resurface the front porch at the above address and to lay 2 pads of concrete/cement in front of two basement windows. Owner paid Contractor $566.67 on March 4, 2013, representing one-third of the total cost, $1700.00. On March 20, 2013, Owner paid the final amount of $1133.33, payment in full which was receipted by e-mail to Owner. During the winter months the surface of the porch and the 2 pads began to peel. Contractor also failed to smooth the resurfacing to the edge of the porch so that a "bump" or "bulge" was left causing a danger of tripping or stumbling as the porch was entered from the front steps. The same bump/bulge caused a similar problem when leaving the door of the house and proceeding to the front steps to leave the porch. Because of the bump/bulge it is now impossible to install a gate across the opening of the porch. Contractor was notified by telephone and subsequently e-mails on February 2, 2014, and was e-mailed 6 photographs taken of the damage at that time. Office Manager, Barry Culleen, responded that information would be given to "management" and that an appointment would be set up for Contractor to come to the property to inspect the work. E-mails continued until April 28, 2014, with the same response to set up an appointment, and inspect the work. Nothing has ever been done to have anyone from the Company visit the property, make an inspection, or offer to do something about the collapsing/peeling of the resurfacing done on either the porch or the two pads. This porch is dangerous to walk on and causes the loss of balance to people traversing the porch in either direction. Clearly, the concrete mix used is sub-standard and the workmanship inferior. The resurfacing continues to deteriorate and becomes more hazardous every day.Desired Settlement: The integrity of the entire resurfacing is compromised by the sub-standard mix used, including the two pads at ground level in front of the two basement windows. The resurfacing should be removed entirely and replaced with a mix that conforms to the standards for residential property, and the surface should be smoothed to the end of the porch to prevent accidents and so that a gate can be installed across the opening of the porch. If replacement is refused, the full amount of the cost of this work should be refunded, $1700.00.
