We purchased a manufactered home over 4 months ago.. closed on the loan at that time. Was working with them months before..well, we've been in for a month now and when the home was delivered to the property 2 and a half months ago, we told live oak that there was a number of problems with the home.. for one, the back door don't close.. ridiculous.. we have called, texted, or emailed them just about every day.. they say someone is coming , and no one ever shows up
. We have pictures .. DO YOURSELF A FAVOR AND NEVER BUY FROM THEM.. YOU WILL BE VERY DISAPPOINTED.. I will keep you posted on the progress..
Bought Live Oak Home in April of 2019. Just got repairs completed in late January 2020. This after I called and bugged them 2-3 times a day since May 2019. Ended up getting the state of Florida's mobile home complaint division involved who threatened to fine and take away their license. They got on the ball quicker, however, this is after missing several deadlines the state gave them. What a joke Live Oak Homes is. Had to have living room carpet replaced twice and linoleum in kitchen and laundry room twice. There were uneven spots throughout home. Water wasn't tightened at kitchen sink so first day when we cut on the tap water gushed on the cabinets. Service man screwed up all of our cabinets trying to "fix" a problem. Finally got them to repair those. Front door replaced 3 times! No joke.
Stone facade in home isn't glued down or secured in several places. AC ductwork filled with water in both lines. Had to be replaced 3 times. State chewed them out so they have to come back in 60 days after the repair to make sure it is done. This repair was in late January. The *** AC contractor drained the water from the wet insulation in the ductwork but left the wet insulation. He said they leave the wet insulation all the time this happens because it does dry. Well, we will find out in 60 days.
Seriously, you have to stay on them each day and bug the he*** out of them. Email, email, email so you have a paper trail. Write down times and dates, who you spoke with and what the call was about. In case you have to get an attorney. Which I threatened to Dexter W, service director for Live Oak Homes.
Neighbor has same home as ours (same layout and design. Not in a community). They have a leak somewhere around their master shower and there is mold. Several issues in their's.
Each time a contractor came to "repair" something it made it worse in most cases. They also brought the wrong materials or colors several, several times. I even called the contractors before they came to make sure. I even texted photos of the materials needed.
Run, people, run. Choose a Freedom home or Homes of Merit.
LESS THAN 1 STAR!! I purchased a house from Live Oak homes that came in "blue nail" meaning it had to be finished once it arrived (April 30) on site. I finally was able to move in mid July. I begin noticing all the differences issues with my house I had a list so long that I had to 2 pages work. I looked as though my house had just been thrown together. Those repairs from July were finally partially completed in late September. Issues still persisted with a leaking back door and a front door that wouldn't open or close at times. Submitted these issues in October and a contractor just arrived today (Jan. 16, 2020). Leaking door was submitted originally in July. I changed the bolt lock only in August. When these issues had already existed prior to me exchanging the locks. The contractor arrived looked at the doors and other issues I submitted. Went outside for a very long time making a call to manufacturer. Came back and said there wont be any repairs. Because I changed the lock, that's what's causing the door to leak and not close appropriately. WHAT!!! That doesn't even correlate. Wow! I signed the necessary paperwork, talk to Lori, his boss, and he left.
Prior to him starting he stated he had to get his truck serviced and basically needed to get that done. I DO NOT RECOMMEND LIVE OAK. ESPECIALLY THEIR REPAIR SERVICE for things that should have been completed when the home was manufactured! A total waste of time.
If I could leave negative stars I would. There is no service after the sale with Live Oak Homes. For the past year, I have been very patient, accommodating and understanding while trying to get my issues resolved. I have spoken to Dexter (*** manager), Joel ( *** manager & Dexter’s boss) on several occasions. I have also shared my experiences with Jay at *** Homes. Everyone is quick to apologize but no one wants to address the issues plaguing this service center. The contractors that handle the repairs do as they please. They never show up as scheduled or call to explain the delay. They accept the work order then pawn the job off on one of their inexperienced helpers. I will never purchase a Live Oak home and I recommend that others do their due diligence before purchasing from Live Oak Homes.
A 30 day punch list is strongly advised by the dealer... I submitted my list the 23’ of March and did not have items done and completed until late September! I was promised several times of a contractor calling or coming. Contractor called with arriving date and time... but no show or call!!
Think twice about purchasing a Live Oak Home! They do not stand behind their product!!!
Horrible absolutely horrible. No one cares about anything after your home is on property can't contact anyone and items that were in blueprint wasn't added to home after been paid for. And still 5 months later still don't have them. All they email back is sorry for the delay. Don't have control of that and if you call you get nothing. No response nothing. Dexter *** is *** and he can't even help except for every email saying sorry. Floor joist wasnt ever nailed down bar not attached. No shower heads. Cabinets not installed. Stone steps not installed side door leading outside has never worked. And still excuse after excuse. Will never recommend live oak homes to anyone once they get their money they DONT CARE not their problem. Not their concern. And the service department will have you email everything wrong but never responds
I finally had to go to company I bought the home from and he sent his contractor out to do some repairs because he wasn't happy with the results or emails he received from me. Over 100 emails. Over 50 pictures and way over 75 calls with NO RESULTS very sad company. I paid 1500 dollars for cabinets in a small kitchenette that they custom make "so they say" and 5 months later they finally send me out 2 prefab cabinets with one shelf in them. Really all Dexter the *** can say is he's not responsible for what the factory does. And he's sorry. So I'm stuck with nothing to show for 1500 dollars in cabinets.
Do not purchase from LIVE OAK HOMES
More problems then I can list. But the major problems within 4 months roof leaks, which was supposedly fixed but all insulation is still soaking wet. Found my ductwork under the home filled with water, not from condensation way too much for that around 30-40 gallons of water. Doors not installed correctly, not a one of them. I've never had such high electric Bills as I have in this building. We currently are using more then double the average kWh a month as a family of 5 does, this is with us using the local energy guides recommended usages as well as adding a few steps, water heater only on 2 hours a day ac set to 78 degrees. It is miserable in the building (just cant call it a home) come mid day in Florida. All the trim is barely on and uneven. First problem we had was an electrical issue which was handled that day, I thought they were a good choice to buy from at that point, when the guys left they said they would be back with materials, only thing they came back for was to rehang the front and back doors, which I still see daylight through. Couple months later was finally able to get someone else out who tells me the roof is leaking and replaced some shingles, then finished the grout around the shower. That's it out of 3 pages of diffencies all I've been able to get is mostly attempts. Now my *** has has this cough for all of her summer break, my *** when he comes to visit complains about not feeling well after a weekend visit to his *** after I drop him off, they know this however I last called on friday morning was promised a call back before end of day. It is now Tuesday still no call, yesterday was a holiday but really I dont think that matters when I'm looking at possible sick building syndrome and they could seem to care less. If need be I'll just have to take a drive with a chunk of the mold infested insulation and rotting wood with me.
I bought a new home from here and it came without facets in the bathtubs. Had water lines that were leaking that I had to fix myself. Then half of the homes power was lost and they did send someone out for that. Now I'm at 14 months and the roof is leaking and they say it's not their problem. Gave me a number to shingle manufacturer and the shingle has a warranty but not the sorry way it was installed. So now I'm in a new home that is completely outta warranty. I wouldn't buy a doghouse from this place
I bought a Live Oak home and it sucks! Would not recommend buying one. I had to leave a star rating or they would not post my review. So I will give it a one star but my real rate is zero. I did not buy my home through Live Oak but through the community I moved into. But Live Oak is still responsible for fixing all issues with my home and there are a lot of them.
