Any home inspection should have been able to see the system was not installed correctly and would not run effectively even from a VISUAL standpoint I will be sure to tell every real estate agent I know about the lack of quality of inspections and the danger of accepting business referrals from Linkhorn Regards, [redacted]

Mr Cullen- I apologize that you have experienced additional issues with your home As we discussed during the inspector's follow up visit to address your concerns, a home inspection is a visual inspection of accessible components and features within in a short window of time (roughly hours) A home inspection is not technically exhaustive, and where needed the inspector recommends further evaluation and/or repairs based upon his or her observations.From your inspection report on Page 14, it states: "The adequacy of heat supply or distribution balance is not inspected" This means that the adequacy and distribution of the heating system is not part of the inspection and/or report Furthermore on the same page, the inspector stated: "Repair: The heating and cooling systems require servicing (no recent service records / age)This should be a regular maintenance item to assure safe,operation." To my knowledge this directive was not followed which would have brought in a licensed HVAC technician to evaluate and service the unit and most likely find this issue that was not part of the home inspection.As we move forward to page of the report The inspector states: "Monitor: The heat supply in rear of house is overheadIf this area proves to be cool, supplemental heat may be desirableRelocating the heat supply may only be practical if renovations are planned." If we look at page of the report it give us the definition of "Monitor" " Monitor: denotes a system or component needing further investigation and/or monitoring in order to determine if repairs are necessary" Once again reinforcing that this is not something determined during an inspection and that further investigation and/or monitoring of this type of heat supply is needed in order to determine if it is inadequateMoving on to Page of the report it once again states that The adequacy or distribution of the duct supply is not inspected.As we can see on pages and 16, both systems were operated by the inspector and responded satisfactorily at that time.Furthermore, please bear in mind as mentioned before, that a home inspection is not a code or regulatory inspection and is not technically exhaustive The standards of practice followed by the inspector does not include checking for the problem you are experiencing and is generally only performed by a professional contractor in the HVAC field of work I am confused by your dialogue regarding a pipe freezing and bursting because an area of the home was degrees Typically temperatures would need to be below freezing for that to occur.As a courtesy during our follow up visit to the home, we did arrange for [redacted] , a licensed HVAC company, to come out to your home with us, with your permission You were in no way forced to hire them to perform any work in your home and did so at your own choosing Linkhorn Inspection Group is in no way affiliated with [redacted] , if you have experienced an issue with them, you should address that concern with them directly.While I can certainly sympathize with the problems you have experienced, it was not something that was evaluated in the course of our inspection, and we stated so on two separate pages of your report, and also drew attention to the particular area you have mentioned in regards to the fact that determining if that style of duct supply would be adequate would require further investigation not included in our inspection Based on this information, Linkhorn Inspection Group is not in a position to offer any type of refund of your service fees You received exactly what you paid for I have attached the inspection report for your convenience.Regards, -Jerry Linkhorn

I have had four HVAC companies (aside from [redacted] who Linkhorn had come out and tell the inspector what they missed) come out and inspect the unit, and each of them, within five seconds, told me the unit will never function as intended.  The system is a down flow, but there is a duct on the side that lead to the attic and additional ductwork that heats/cools half the house.  All of the air wants to go down and not out the side of the unit, thus practically zero heating or cooling is achieved in the parts of the house serviced by that duct.  I've also included a picture of Linkhorn's frontpage of the website which advertises a 200% satisfaction guarantee of their inspections.

As we discussed previously, the issues you experienced with your home were not something the inspector could have predicted.  I was not present for the conversation you had with the inspector, and as always there is more than one side to every story, and the conversation that you have recounted...

is even different than what you told me via our phone call. The 200% guarantee that you mention is clearly listed on our website and states the following.  200% Satisfaction Guarantee!If you are not completely satisfied at the end of the inspection, not only will we refund the inspections fee, we will also pay for another certified inspector of your choice… We are so confident in what we do that we are willing to back it up 200%The guarantee is 200% at the time of the inspection which occurred over 90 days ago.   Although I don't feel the inspector acted inappropriately, or did a poor job on your home inspection, I am happy to refund your $380 inspection fee even though there was no request in your email communications for that.  Please contact me via email to proceed.  [redacted]

it wasn't "a year later" that I was dissatisfied with the inspection.  I made a complaint to Linkhorn shortly after moving into the house.  What exactly do you visually inspect of the system?  You certainly didn't inspect that the installation wasn't inspected by the city.  It's hard to believe that Linkhorn accepts no responsibility despite my agent who recommended you([redacted]), the selling agent, and my home warranty agreeing Linkhorn wasn't thorough in their inspection.  To quote the contractor currently working on my system who reviewed the home inspection report, "if they had known their [redacted] from their elbow, they would have told you this system will never run properly just by looking at it."

The business has indicated they will refund the $380 inspection fee. I find this acceptable and wish the business to let me know how I can expect this refund (via mail as a check, for example), and within what period of time.  Thank you, [redacted]
