Having a lot of problems to keep Lennar to fix 1 year warranty issues on new house which was purchased last year. Dealing with that company, their representatives is a nightmare and it took all the joy of owning brand new homes because of shady practices of Lennar. Constantly lying , promissing things that they never deliver, once try to keep them accountable to their promisess they changing they stories or just lie right in your face. Constantly playing phone tag with incompetent representatives or managers in customer service. Nobody never folow up or notify of any changes, they just dont want to face a problem or trying to resolve it. Absolutly disgusting experience to deal with that company, still wondering how are they in business providing that kinda service...
1 year warranty upon purchase contract not being resolved , aknoledged or solved. People in charge of those issue , dont want to do anything to fix it, absolute disaster trying to communicate with them. Total incompetence of trades working for that company...
We signed a contract to buy a quick move in to a new Lennar home *** and put down earnest money deposit. However we had to make the hard decision to walk away from the home after the new home orientation (a week prior to closing) because of the issues and most importantly the (lack of) response from the builder. Our issues were related to the overall quality control and integrity.
This decision was based on the following factors.
1 Lack of overall quality control
? Leak in New HVAC Furnace including standing water filling the drip pan
? Unacceptable grouting in bathrooms - Looks like a child’s work with play dough with lumps and cracks
? New Dishwasher not functional during the orientation
?
2 Restrictions on getting third party home inspection of electrical panel
? This is very unusual because our understanding is this is very common and is allowed
? We know that this was allowed in other homes in the same community but not this home
? Despite multiple requests, we did not get any response until after our cancelation.
3 Customer support issues
? Long wait times between request responses especially during the week of closing
? This felt like we were pressured to close with no knowledge of what is being worked on
? When we asked to cancel, there was no attempt to find o remediate. We were simply send a cancellation form to sign. It feels like the builder was ready to get our earnest money and move on to another buyer.
? There was no response from higher management either after adding them to the complaint/cancelation email.
4 Lenders mortgage application process
? The mortgage application process seemed very unprofessional
? Addition of unexpected fees (like points) at the last minute giving us no time to shop around
While #4 is a one time problem, all other items above (1,2 and 3) don’t inspire any confidence for us to proceed further and have positive experience.
We do understand that there will be issues in a new home because of weather and things settling etc. But the kind of problems we have indicate inadequate quality control. How can you explain new appliances issues during the new home orientation? We don’t know what else we could possibly experience down the road. This concern is even more amplified considering this is a quick move-in meaning we were not part of initial inspections and we were not allowed complete third party inspections.
As a result we had to walk away from the home and our hard earned earnest money. Based on the current demand in this local market, we are sure that the builder will be able to sell this to another buyer right away and doesn’t care about someone walking away. The legal contract seems to be loaded in favor of the builder and we have no way to recover our earnest money though we had to cancel it because of builders unacceptable quality and response times. We the customers have to endure the logistics of undoing the various steps of moving, planning etc without any accountability from the builder. I must say this is whole process started off in an exciting manner but fell short of basic expectations causing a lot of grief.
Lennar Homes is refusing to give us our deposit back of $1000.00 dollars, after not being able to get our loan approved. This started back original date was December 27,2018 was the original signing date and was given a closing date of February 1,2019, however closing date got pushed back to February 28th 2019, because of minor issues that they were trying to help us resolve to get loan approved we received an approval from underwriting on February 22,2019 and then on February 25, 2019, we received call from mortgage company stated they could not get variables to match and my husband and I stated that we got a letter from underwriting that our loan was approved base on required contingencies which buy the way where in place and on the 28th of February an a day before closing on 27th of February told us loan could not be approved, so we immediately asked for our deposit back and were told we weren't entitled to our deposit because we didn't close in 30 days and I told our salesman that the original closing date was already pass thirty days anyway so how are you able to keep our deposit when you couldn't get our loan approved. Also was informed that they would put our deposit on a 12 month reservation towards another new home and we stated we didn't want another home from them we were only interested in the one we had under contract. I have been trying to get our deposit back this entire time nothing but lies and run around. I know that can't force you to purchase from them so what is this 12 month reservation is all about.
We purchased a new Lennar home in 2018. We had raised several issues that needed to be remediated as part of our pre-final walk through with the sales agent and the actual final walk through with the construction manager. The final inspection report was used a baseline on the items that must be completed as our purchase of the home was contingent upon this documented baseline of required repairs.
During the final walk through the construction manager added and signed off that the inspection report would be remediated. During June / July 2018 after the closing all of the items listed in the inspection report were submitted by myself to the Lennar warranty website split between 6 separate requests. Many of the items are still open or lesser "alternatives" are now being dictated by the construction manager which do not meet the inspection report requirements, or the final walk through agreement.
The construction manager who was present at the closing left the company shortly after and all documentation "disappeared" on what has and has not been completed. The 3rd manager that was assigned prior to our one year warranty expiration attempted to bribe me on 2 separate occasions to help ensure the items listed would be completed. The bribes were escalated to the Lennar HR department. Any and all efforts to remediate the items at the house stopped. Items in the warranty website "disappeared" and could not be retrieved.
The current state of the house matches the images in the inspection report showing that no work as been completed. The manager who attempted the bribe stated I had to prove that no work was completed at the house.
The current defects that remain unfixed as causing additional issues at the house. The backdoor at the deck was improperly installed. We have had the door repair person come to the house 5 times to work on the door. During this time the door rubbed on the frame wearing the paint and causing the door to weather at an accelerated rate. This now needs to be replaced.
