not yet been an approve set of plans from the city and its not practical to give out an estimate on a set of plans not knowing if the city will require anything different than what is on the submitted plans. We normally get an approved set of plans from the city and work on an estimate from that point. Approved plans from a customer doesn't necessarily mean an approved set from the city. At this point there is still an in paid balance for changing the plans from metal framing to wood framing. It was my understanding that you wanted to build a home that was 500 ft2. At an entry level starting price at $100 per ft this would have been possible given your $60,000 budget. Estimate statements: In addition, to our estimate not stating that Landmark doesn't give out plan refunds; it also dos not state that we would pay for the international energy code program "Rescheck" for your project, meetings with subs for your project, communications with the city utility board regarding your lot not having sewer/water and electrical hook ups, dealing with the city to find out property lines and setbacks and asking customers from current jobs in progress if you could buy their unwanted doors and material. We were nearing approved plans with the city when you decided to forfeit our contract. After Landmark had helped out with the electrical pole and water/sewer tap to be set at your new lot which was not part of any paid amounts along with other forerunning procedures we did that would have been paid for through our contractors fee; we feel that a refund is not justifiable given the time loss.
