Land Gorilla

Land Gorilla is an absolute nightmare to work with and their appraisals are inaccurateThey charged $and since the appraisal was inaccurate and Land Gorilla would not talk to us at all about the appraisal we are out $and the lender would not go through with the refinance because the value of the home per the appraisalAvoid this company at all costs!! We signed up to refinance our rental home through E Lend (untrustworthy also) and they picked Land Gorilla to do our appraisalThe whole appraisal process took weeks (totally unacceptable)We were assigned Scott ***as our appraiser and after giving him options of times that would work for us and our renter he just disappearedWe could not get a hold of him and neither could Land GorillaAfter a week goes by we were finally able to get a hold of him but he was mad about the times we offered and said he was a single dad and since he was from Orange County Beach Area it was hard for him to get to BanningHmmm, we paid $for the appraisal and last time I checked this was his jobWe then gave him more available times and he was able to accommodate of them but was mad when he went to home to do appraisal because there were people thereHe stated he didn't know why the appraisal couldn't have been done another time since people were presentAgain hmmmm, the people were present because we scheduled them to be there! Now the appraisal was finally done and supposed to be delivered in hoursIt took a week and a half to finally get the appraisalUpon receiving the appraisal we noticed that it was incorrectWhen we purchased the home years ago we purchased a bedroom bath homeThe appraisal states that we have a bedroom bath homeAs you can imagine the comps are completely different based on the useable square footage as well as how many bedrooms and bathroomsBased on the incorrect appraisal we did not meet the refinance loan to home value and so E Lend was unable to process our refinanceWe called E Lend and said that the appraisal was inaccurate and there were pictures to prove itThey contact Scott ***with Land Gorilla and asked him to relook at the appraisal for accuracyScott ***said he stood by his original appraisalSo long story short, weeks of wasted time and paperwork, as well as $down the drain and we got nothing!!! Run run run from doing any sort of business with Land Gorilla and Scott***Unprofessional crooks that just pocket your money and obviously do not have adequate customer skills or knowledge to provide accurate appraisals!!

Our appraisal situation has been a complete catastropheFirst off this company does not see the person who is paying them as their customersThey are rude and treat you like you are not good enough to talk toOur appraisal took weeks and apparently needed some revisions and was sent back on the 20th(That we were not informed about until days ago) Between this time the "appraiser" sent in the report twice and was returned it for being incompleteShe has had nothing but excuses , doesn't seem competent enough to do her job, and though the company said my lender gets a update dailyThe time line shows him repeatedly trying to contact by email and phone and getting no responseIf this is how you run your business, even the lenders will stop using youMine even stated he thinks he should start his own appraisal company of employees who are going to get their jobs done and do them right
We have already had to ask for an extension because of delay with this situation because we were suppose to close on the 21stNow we may loose the house altogether because we are suppose to close on the 5th, and the seller is out of state and needs days to overnight paperworkI really hope we can get this today at a decent (Michigan hour) time So the underwriter can get it approved and get the clear to closeBut some how with the way this company has performed I don't see it happening
If you are a lender looking for a appraisal company DO NOT use Land Gorilla

Very disappointed in turnaround time to receive home appraisal and lack of communication about the delay

This company is a nightmare to work with They were hired by our lender for an appraisal of a new "custom home" to be built on private land LG never contacted our builder, even though they are located a block and a half from each other LG charged us extra because they considered our lot "out of the way" They have had to revise their appraisal times, and it still doesn't give us the full contract value of the home we are building Therefore, the deficit will be added to our down payment It's a new home, with no depreciation, with upgrades to include a $30K metal roof and a car garage All of these mistakes are causing unnecessary delays in our closing date I will not promote LG for any other possible appraisals
