I was renting from this company. They have lied and charged us cleaning crew because they had to sand the holes we made from curtain rods. My husband did the work himself and sent pictures. They charged us to paint minor wear and tear, the owner of lancia had said it was our duty to pay for that even though it was in the contract that minor wear and tear is not our responsibility. Also, he said that they had to pay more for painters and because he had to pay more, we were responsible for that. Also he claimed it was our responsibility to hire a painter to tell us if we would be charged for damage... Really, we had no damage. And aside from that, they said we had damage in the laundry room, that room was perfect. Its all lies and they took $500 of our deposit for all that work they claim.

I am writing to you regarding the above complaint, that was originally filed against Lancia Homes, Inc., but should have been filed against Lancia Properties, LLC. It is my understanding a phone call was placed to make this correction.
The complaint centers around the amount of the customer's security deposit ($1325) that was retained by the landlord, Lancia Properties, LLC ($625). When the home was originally leased, the client asked if they could put up curtains in the baby's room even though blinds were provided for all windows. Permission was granted for that room. Upon final inspection, curtain rods and the accompanying screw holes were in multiple rooms. A TV was also anchored on the bedroom wall.
Section 7 of their lease clearly states "Tenant agrees to pay for painting and repairs to the Premises when damage thereto is caused by Tenant or Tenant's family."
Section 25 c "Painting - No interior painting shall be done , nor shall any alterations be made to any part of the building by putting up or changing partitions, doors, windows, nor shall there be any nailing, boring, or screwing into the woodwork or plastering, without consent of the Landlord."
Finally Sections 4 and 5 of the Security Deposit Agreement states: "4. Service work and all costs incurred to repair any damages to the unit not reported to Lancia Properties, LLC will be charged to you and/or deducted from security deposit." Section 5 further states "Damage caused by the use of screw anchors in the walls, will be repaired by Lancia Properties, LLC. ALL costs incurred will be deducted from your security deposit or charged directly to you, whichever is applicable."
The client was charged $550 for drywall repairs and painting and $75 for 50% of the cleaning. We believe these charges were more than fair.

Good afternoon -
I just discussed with *** regarding the removal of sandbox left by tenant.
He misunderstood in our discussion, in that tenant offered to pay us for our trouble.
I stated that we had cost in labor and disposal of sandbox by our staff that they were not charged for, as we discovered it was still there after the issuance of check. Tenant then asked us to dispose of it for them.
