This owner is a slum lord that won't to anything to better or maintain the property. Sewage had backed up through my drains and although he got someone to snake the drain he said if I wanted the sewage in the apartment cleaned up I had to do it myself. When you use the upstairs restroom it would pour like rain into our office below it. That also caused black mold to grow there. There was also a bad electrical problem. When you turned the ceiling fan on it would shock you. Which caused a fire in the kitchen, in the outlet on the back wall. After some outdoor electrical was ripped out by a tornado he did not remove the breaker or remove the system at all.
I am addressing the letter I received dated March 4, 2020.
This letter was from *** that lives ***.
I had to do a little research, as she was not our tenant. I had a tenant ***. His name was ***. I believe *** was his live in girlfriend. At the time he rented, he said his girlfriend, ***, would be living with him and his daughter ***.
*** first rented from us on March 11, 2011 with his then wife, ***. They were receiving Public Housing Assistance. As you may know, the Housing Authority inspects the housing unit they are supporting. On March of 2018, *** and his wife split up. We then rented a home to *** We did a separate lease for *** to remain ***. Please see the enclosed lease dated April 1, 2018.
On December 5, 2019, we had to file for rent and possession of this property as the tenant was not paying his rent. Our court date was December 30, 2019. We were awarded a judgment of $1,585.00 plus court costs. See enclosed judgment.
There was a sewer back up which was addressed by ***. This company had to go out multiple times, as no one would come to the door. I suspect that was due to the rent owed. Also, there was no water or electric service in this rental unit for 3 months. This is also a violation of the lease, as the tenant is required to have all utilities on when renting.
As far as personal items, *** claims we took from her, the Jasper County Sheriff gave the tenant an additional ten day notice to vacate. At which time we had to meet the sheriff at the door, change locks in their presence and place all items left n the house at the curb. This was done and witnessed by the Jasper Country Sheriff. You can call their office for verification of this procedure.
It was determined by *** that the tenant was in default and monies that were owed were to the landlord.
We also had a call from a neighbor begging us to evict as they felt it was a drug house. They said that there was traffic in and out at all hours of the day and night. We told this neighbor that without proof we could not evict, but to please call the Drug Task Force when they thought something was happening. The neighbor knew our daughter and emailed her, (see attached e-mail print out from our daughter‘s phone).
As you can see, ***, decided in the landlord's favor. Nothing is owed the tenant.
This house was left in terrible condition and as of this date, our maintenance people are still working on it. Again, the Housing Authority would not allow a unit to be rented if it was not in good condition.
