On December 2, 2017, we received your letter concerning the above-referenced complaint. After reviewing Ms. [redacted]’s complaint, we submit to you our response as follows: 1. We did, in fact comply with Indiana law by returning the balance of her damage and cleaning deposit...
within the 45-day period. It was prepared and mailed on October 13, 2017, via US mail. 2. The blinds in the kitchen, front room and BR #2 needed to be replaced. They were not clean and the time to clean them would have exceeded the cost to replace. We did not charge labor to remove and install the blinds. Additionally, Ms. [redacted] had removed our blinds in the master bedroom and replaced them with other window coverings of her choice. While we do not prohibit tenants from adding personal touches to the property during tenancy, we do expect the property be returned to the same condition as it was given to them upon their departure. 3. Ms. [redacted] had two dogs and upon her moving out, there was an extremely strong dog odor that remained. While she may have had the carpets cleaned, it did not eliminate the pet odor. It was necessary for us to have the carpet in the two bedrooms and stairway cleaned again. Additionally, the carpet in the main living area needed to be replaced as it appeared that the dogs had scratched or chewed the edge. We replaced it at our expense. 4. We have reviewed the satellite matter and have refunded $67.50 to Ms. [redacted] on 12/02/17. She cashed the check on 12/04/17. 5. The charges for cleaning were over and above normal cleaning. In the tub and shower, both toilets and all sinks, there was hard water build-up that had to be removed. If taken care of on a regular basis, even with hard water, deposits will not build up like what was left. When Ms. [redacted] moved in to the property, she was very particular about the condition of the property. It was not returned to us in the same condition that it was presented to her. 6. The complaint notes that Ms. [redacted] has talked to us about these matters. That is incorrect information. She has communicated only through email.
