K&S failed to reconnect the washing machine after inspecting, causing over $5k in damages, and they will not respond or take responsibility.
My mother had K&S sent through her home warranty for a suspected leak in the washing machine because of small spots noticed in the tile surrounding it. The plumber checked it and said it was dry, and disconnected the drain while doing so. The washing machine was then ran the following day, causing significant flooding in the the house. The same plumber returned and said that it was the appliance causing the flooding and was nothing that he did. The service pro company that came to remediate the flooding damage said that the drain had not been properly reconnected by the plumber, and since they reconnected it there has been no water leakage issues. My mother has requested to be contacted by the owner multiple times, and has not heard from the owner, or the service manager which we were told would be contacting us 1 week after the incident. The customer service rep we spoke with told us that they would not be responsible, but have not sent the reasoning in writing, as was requested. They have caused over $5,000 in damages, it is documented that it was the plumber's fault, and at this point they are evading voicemails and not properly resolving the incident for which they are clearly responsible.

Desired Outcome

They need to cover the remediation costs for the water damage that their plumber caused.

RE: Case # ***To whom it may concern, we reached out to this homeowner and made her aware we were not at fault for her issues. The matter when to small claims court, where the Judge ruled in our favor, confirming that we were at no fault. Mrs. homeowner's insurance company paid for the damages, she was made whole. This complaint needs to be removed from our record completely. I can forward the court decision documents showing we were at no fault if necessary.Thank you

Had a leak 2 weeks ago and this company was dispatched to fix the issue. Appointment time was 12/5 and would call on their way. Instead the guy called after he got here and was only 10 am and I was still at work. When getting home he said oh I cant fix the leak it is under the house some one else will have to do that and your contract does not cover. I had to wait till Thurs for another guy to get here and fix the leak. He called like was told and got here in the time frame stated. Was advised to keep a check in the yard for a leak though. Sat had to call back as the ground had not dried up and was clearly another leak. After calling once again and once again getting told my appointment was between 12/5 I go to work. Same it guy Brian comes out at sometime between 8/9 walks in the yard then to the meter and leaves in less than 5 mins according to neighbor and says no leak. When calling back to the office they now say well since we knew where the issue was you didn't need to be there, no call that he had been here, no call he was even coming early, took 7 times calling them and letting the phone ring for 3 mins before some ding bat answered today to tell me I have no leak. Now this is the same guy that came the first time and said oh I couldn't fix the issue anyways cause I don't have the parts to do that on my truck. Now Jody (making the appointments) and Chris ( the one to actually fix the leak Thurs) are a bright spot for this company, but Brian ( the one that seems not to follow company guidelines about calling before coming out or letting the customer know whats going on) and the dingbat answering the phone today 7/23 need to be dealt with and removed from this place of business. After calling and complaining bout the guy not doing anything and being told she would have him call me back my phone number was then blocked from calling them back. Then was told by this Chris that he was in the area, lmao, their office is in Pelham I live close to Dora over an hr away. They open at 8 and he was here between that time and 9, he had plenty of time to call and say he was on the way, he had plenty of time to call and say I have no leak like he had called last week and telling me he was here where is the issue. This company has 1 or 2 good workers but these 2 makes this company one to steer clear of

A short/fat hot water heater replaced a tall skinny one. A drainage pipe from the bathtub loose. Water leak led to black mold/ noodle fungus.
K&S installed a short/fat hot water heater replacing a tall/ skinny one in a basement room used for furniture storage. During the installation they knocked a bathtub drainage pipe loose. The bathtub is used twice a day to empty a dehumidifier. For over a month the water that was emptied from dehumidifier was dumped into the tub and ran out onto a carpeted closet area. K&S sent a technician who quickly repaired the disconnected pipe. After our complaint, K&S sent a mold specialist out who found mold and noodle like fungus growing in closet. The specialist agreed and recommended K&S be responsible for mold removal. K&S states all mold and damage was already there and they are not at fault. Pictures of dangling pipe and new mold show differently.

Desired Outcome

We would like the mold removed from the affected area. Although also had to cut up carpet and throw it away we will be satisfied with a mold removed.

Good afternoon, we are sad to hear that you feel the mold in the storage room is our fault. However, we feel that we are not responsible for the mold you have growing. After investigating our company's history at the home, we discovered that we were out back on 6/27/17 to service the same water heater. The technician noted on that service, "found that the hot supply line coming from the 50 gallon water heater located in the basement was leaking so I tightened the line." On this trip, the technician photographed the water heater and the surrounding area. In the photo, which is attached, you can clearly see that there is already long term rot and mold present. Back in 2017 the walls were already covered with black mold, and the bottom plates are rotted out. In addition, you can actually see that the same line we are accused of breaking, has tape wrapped around one of the fittings. In addition, there is a bucket in the photo that had been used to catch water. It is for this reason that we do not feel responsible for the damage. This is an area that was clearly already damaged prior to our visit. Again, we are sorry that you feel we are at fault.

This repose does not address the pipe left dangling that was knocked loose during the installation of the hot water heater. I can not imagine any scenario when dumping buckets of water ( in May in AL) into a small carpeted basement area for a month would not result in mold or other damages. They knew they had made a mistake and sent a mold specialist to see the damage. The person over the phone states "haven't you ever overlooked something". They are taking no responsibility for their error or shoddy work .This is the equivalent of plowing straight into a car and saying I am not fixing it because there is a dent on the other side. I am a widow on a fixed income that attempted to have a simple hot water heater replaced and am now left with a much more expensive problem. After reading reviews and seeing their D score I can't imagine why Home Shield is sending this company out.

Plumber came to fix exterior issue covered by home warranty, broke interior part of toilet not covered by warranty & won't return to fix their mistake
We are yet another victim of K&S plumbing's poor service via a home warranty company. Our home warranty company, HomeServe, sent K&S out to repair an EXTERIOR pipe issue (April 2018) as per our warranty coverage. While in our home, the K&S plumber broke a part of our toilet (INTERIOR issue, & NOT covered by the home warranty plan) and after a month of back and forth and being batted from K&S to and from the warranty company, they flat out REFUSE TO REPAIR WHAT THE K&S PLUMBER BROKE. They blatantly lied today, 5/22/18, to the home warranty company when contacted on our behalf by saying they "sent a site manager to our house to check out the situation." NO SITE MANAGER HAS EVER BEEN TO OUR HOUSE. EVER.

This is a dishonest company with a pattern of terrible service when their services are utilized in connection to a home warranty. Just look at their many negative reviews here on BB, Facebook, Yelp and Google. We are NOT alone in being treated this way. They take zero responsibility for their mistakes & do not honor their word when they insist they will "call you back." They lie to you and lie to the home warranty company. No integrity whatsoever.

We are having to look for another plumber now to fix their mistake which will cost us money we should NOT have to be paying. They broke the toilet. It runs 24:7 now and so the water has to be shut off and we've had a NON FUNCTIONING TOILET in our home for several weeks now. K&S needs to get to our house ASAP and repair the toilet at no charge and apologize for their abysmal service and for giving us the runaround. They cannot blame HomeServe as this is not their problem or part of their warranty plan. This is an INTERIOR part of the toilet that the K&S plumber broke while in our home.

K&S returned to repair the broken part inside the toilet this week. We are pleased it is resolved, but it should not have required what it did (a Revdex.com complaint & honest reviews on social media about our poor experience) to make them listen to us and do the right thing by correcting their mistake.

K&S was paid under my home warranty and by check and refusing to complete jetting, camera pipe Check and drains checked and parts replaced.

On May 12 sewage started leaking from two different pipes in my home. I called my home warranty and they assigned K&S Plumbing. My home insurance sent Serv pro to clean and dry out. Another leak happened on May 14 and on May 15 *** from K&S plumbing answered a home warranty repair request for a sewage leak in my home. He gave a quote of $425 that would include jetting the pipes, then inserting a camera in the pipes to see what the problem was and what further work needs to be done. Someone was scheduled to come out the next day. Seth arrived on May 16 and said he was there to jet the pipes and someone would be in touch the next day to schedule the remaining services. He said the fee was $400. I wrote him a check. I made another home warranty request to finish the job and when K&S called to schedule I wasn't told the promised services would result in hundreds of dollars in more fees. I told them this was not acceptable as their checks are holding up the reconstruction on our home and I was informed what the fees included. Tameka rudely stated that I was misinformed. I stopped payment on their check until the matter is resolved and services are complete. I have also kept my home warranty company informed. We were in an incredibly vulnerable position and gauged and taken advantage of.

Desired Outcome

I would like for the services remaining to be completed including: Check the pipes with a camera and provide proof of findings, checking all home drains, and replacing toilet wax seal as promised.

RE: Case # ***To whom it may concern, we reviewed the previous complaint that was filed. There was additional work performed after the complaint was filed and the homeowner has now been satisfied. The complaint was filed on 05/23/2018. On 5/25, a senior tech went back out to the home and cameraed the line, discussed the findings and gave a quote for a repair. The homeowner allowed the previous check to be deposited. The homeowner ultimately decided to have another company perform the work. Here are the notes from our system:"We arrived on 5/25/18 cabled and cameraed the ssl from the exterior clean out and found that at the first 12 feet at the home is falling backwards and holding water and will need to be replaced. Home owner states that the previous check made out for the sum of $350.00 will be cleared to deposit/cash on 5/29/18. Also quoted homeowner $800.00 - $1,000.00 to place the 12 foot section.""H/o Ms. *** sttd she will not be moving forward. She want to speak with her home warranty and home insurance about...SHe will call back."There is no further action needed on this file.Thank you

My home warranty company sent K&S out to change out a leaking faucet in my kitchen sink, and to repair the drain plug in my bathtub. They were initially supposed to come out on 2/19/18 between 8 and 12. By 11:45 I had not heard from the company so I called them. They told me that a plumber had called in sick and they would get someone out as soon as they could. They rescheduled for 1 to 5. The plumber came out to fix my sink. He said that he did not have the cartridge to fix my sink. Then I showed him the plug in the bathtub and he told me that he had to take the complete tub out to fix the drain plug. I knew that was not right. He rescheduled and came back a few days later with the cartridge. He damaged my faucet. I have pictures. When he "fixed" the faucet, he actually broke it. The faucet still leaks and it now turns around 180 degrees. I called the company to ask them to replace my faucet. Initially they agreed to replace it. A few days later the plumber called me from a home improvement store. He was picking up a three hole sink faucet. I have a four hole faucet. I did tell him that I wanted the same one that he damaged. He did not come back. The home warranty sent a "senior" technician out. The office initially scheduled my time from 8 to 12. I asked them to change it to 12 to 5. They did not change it. The plumber showed up and did not do a call to me. I told him that I had rescheduled. He said no problem they would reschedule. When I called the company back, Tamika that answers the phone said they would replace my faucet. Then they said they would refund my service fee of $75. The last contact I had with them, *** was supposed to call me back and arrange my refund. They never returned my call no have they refunded my service fee. This company practices fraud, ineptness and incompetence. I sent pictures to the company to show the damage to my property. Tamika said she received them, but *** never returned my call.

Desired Outcome

Refund I would like a refund of the service fee that I paid the warranty company in the amount of $75.00. I would also like a replacement of the faucet that I have in the amount of $250. I do not want them to perform any service for me. I want a full refund and replace of $325 total.

After I filed my complaint with the Revdex.com, the company reached out to me to "fix" my faucet. Another technician came out and looked at the faucet. He told me that he would order the handle, which is what they damaged, as well as the other part that they broke while attempting to repair the faucet. He took pictures and told me that he would order the parts. A week later a couple of parts came in the mail, but not the handles. It was an internal piece to the faucet. They never reached back out to me. I called the plumber to let him know that I had not received the handle. He informed me that he had ordered the part from ***, which is the manufacturer of the faucet. He said that I should receive the part in the mail. This was a couple of weeks ago. I called *** today and spoke with Ruth, to see if K & S had ordered any parts to be shipped to my house. I was advised by the representative at *** that nothing had been ordered by K&S Plumbing to be sent to my residence. I call K 7 S today and spoke to ***, who answered the phone. I asked her to have the owner, Mr. or ***, who I had spoken to before. No one has called me back. This is usually how this company operates. They only reached out to me AFTER my complaint was filed with the Revdex.com. We have not come to a resolution. I would like for the company to refund my service fee and replace my faucet if they cannot just order the handle.

My warranty service sent K&S Service out and guy #1 dug up the spot we had with standing water on the ground. The yard was not saturated with water at that time, just the one spot. He exposed the pipe and showed my roommate the water coming from the repair sleeve on the pipe and explained to him that the galvanized pipe was brittle and they would end up having to keep coming out to refix it. The tech from K&S talked to the warranty company and received authorization to replace the entire line and told us that someone else would be out the next week to do the repair.

Yesterday K&S guy #2 came and showed me that the meter was not moving and stated that it meant there was no leak. I looked in the hole previously dug and, due to rain, the pipe was no longer visible as it had dirt and water over it and they had not exposed it. I couldn't argue with him because I was not the one who spoke to guy #1 or saw the water leaking from the pipe. He also stated that he was glad to not have to replace the line because they were behind and they'd be out there until about 7pm doing it.

I spoke to my roommate after he got home and he was adamant that the line was definitely leaking, he saw it, and there was no doubt about it. We called and spoke to Danny at K&S and he came out. He said he didn't need to dig the line back up, he could tell if it was leaking by checking the meter. He showed us that the spinner on the meter was not moving. We pushed the issue because my roommate SAW the water leaking. He decided to demonstrate that if there was even a drop of water going through the line that the spinner would spin, so he unhooked the hose from the spigot and turned it to a drip. It did not spin. He turned it to a bigger drip. It did not spin. He finally turned it to a continuous drip/stream and the spinner finally budged, but did not spin.

Even having demonstrated that we can have a leak and the spinner not move, he said that if the meter wasn't registering it, we don't have a leak. We argued the point and he said that even if it did they would not replace the entire line because he gets "audited" by the warranty company and when they got the bill they would ask him why he replaced the whole line instead of repairing it and refuse to pay for it. This despite the fact that they already approved it. We kept pushing and he offered to repair the leaking repair that they had done last month. We said no because we'd already been told by guy#1 that repairing it was just a bandaid and we'd be calling them back every month. We'd been approved a new line and we wanted one. He refused and said that in his opinion we didn't have a leak. The hole had been covered up by the previous tech and he did not check the actual line. We were not happy. He then said that since the meter wasn't moving and we weren't being charged for the drip if we would give it a while until the yard was dried out.

We had no choice since we couldn't force him to do the repair. I called the warranty company and verified that they had in fact authorized the replacement of the entire line because it was brittle. They said they had a note that Danny was going to inspect the line and all I could do was wait for his note. I called Danny and left a message that I'd called the warranty company and they stated that it was authorized and that I wanted it replaced before it became a bigger issue.

The warranty company called me back and told me that Danny had told them that their initial opinion that there was a leak was an error. This despite never actually inspecting the line and seeing that the spinner wasn't working with a very active drip.

I understand that the warranty company doesn't pay as much as a homeowner does directly and he's busy, but if he doesn't want to do the work he should decline the job and not waste my time and screw me out of an authorized repair.

If I have to hire and pay someone to replace this line, I'll be suing K&S for the cost of the repair.

I was forced to use K&S Plumbing through my home warranty, ***. My condo is in ***, Louisiana. I let everyone know there was a leaking drain pipe in the kitchen and master bath. The first time the technician wento my condo, he only looked at one item on the list. He tried to call once, but I couldn't answer. I called back and left a voicemail, but he didn't answer. I got a receipt a few weeks later, and it showed that only one item had been reviewed. When I was contacted about request for them to go back, they scheduled a date a week out. He went to the condo again, and didn't call me. I sat on hold for 10 minutes to talk to someone at the company. She said I didn't have power and he couldn't look at the garbage disposal. If he would have called me, I would have told him to check the breaker box. Also, the garbage disposal wasn't the issue, the leaking drain pipe was. I told the woman I needed him to go back out. He wouldn't be able to get back to the house for another week.

Lee S from K&S came and resolved my plumbing issue. He called before he came to ensure I was at home. He introduced himself, and got right to work. He was professional, friendly, explained all the issues, and resolved the issue in no time flat. I cannot say enough nice things about him. He represented K&S Plumbing very well! I would recommend him to anyone! I was very impressed with the service.

My experience with K&S Plumbing has been absolutely horrible. I wish I could give negative stars. I submitted a service request online for a leaky bathroom faucet with my home warranty company (who is equally horrendous), and within an hour received a call that a contractor would be out the next day between 12-5. The contractor also said they would call 30 minutes before they arrived to give us time to get to the house. We did get a courtesy call at 11:45 am that the plumber would be there in 30 minutes. My husband arrived to our home 15 minutes later, and by 12:15 pm, I was there also. No one ever showed up to my house, but said they did and according to the rude person my husband spoke with, they have pictures to prove it. When I called the person who originally gave the courtesy call, he did not answer nor did he call back. My husband called K&S and they said he arrived at my house at 12:13 pm. Complete lie. If he did arrive and no one was there, would a phone call been out of the question? We received no call because he was not there at 12:13 pm. I should have read this company's reviews before today because I never would have used them if I had known then what I know now. Just like my now former home warranty company, K&S will never get another chance to rip me off. This company is absolutely horrid, and I will never attempt to do business with them again.

This negative review over a missed appointment by a customer? K&S plumbing did exactly what we said we would do. We made the appointment, gave a courtesy call when in route to the home, and arrived at the home during the scheduled appointment time. What else would you like for us to do? How can we be a horrible service company when we never had the chance to provide service due to you missing the appointment time?. This review is absurd and should never have been written.

sent this company to replace my water heater. I was told that I needed to purchase a thermal expansion tank at my expense. This is not needed in my area, but I was told that the manufacturer required it. I had not ever had one even heard of one and didn't want one. I was then told that they only sold brands that required this expansion tank. I called for a second opinion and just as I expected, I was told that it was not needed in my area. The engineer with the water company also told me that it was not needed. I have been with *** for 20+ years so that I do not have to deal with companies trying to take advantage of me. There was also no mention of a permit which is required for modifications to bring the gas line and water valve up to code which was also needed at my expense or an inspection after the modifications. I was on the phone with the main office in Alabama, but the plumber's number was a Baton Rouge number. It did not make sense to me at all and my intuition was telling me something was not right here.I would not do business with this company again. I wish I had checked reviews before they came out, but I have never had an issue like this before. So do your homework before using this company.

." thermal expansion... As water is heated, it expands in volume an increase in the pressure within the water system. This action is referred to as thermal expansion. The result of thermal expansion can create a rapid and dangerous pressure increase in the heater and system piping. this rapid pressure increase can quickly reach the safety setting of the relief valve, causing it to operate during each heating cycle, resulting in the relief valve leaking water. thermal expansion, and the resulting rapid, and repeated expansion and contraction of components in the water heater and piping system can cause premature failure of the relief valve, and possibly the WATER HEATER itself. Replacing the relief valve will not correct the problem.
The method of controlling thermal expansion is to install an expansion tank in the cold water line between the water heater and the valve.. the expansion tank is designed with an air cushion built in that compresses as the system pressure increases, thereby relieving the over pressure condition and eliminating the repeated operation of the relief valve. Other methods of controlling thermal expansion are also available. Contact your installing contractor for additional information regarding this subject."
We install water heaters and any other plumbing fixtures to the manufacturers recommendations so there will be no possibility of compromising the warranty of the product. There was no mention of a permit or an inspection because we were told by the homeowner to hold the work order and eventually to not do the work. .
Our home office is located in Alabama where the scheduling is done and we have a sub office located in Louisiana which is why the phone numbers are from out of state, just like *** is not located in Louisiana. We have over a 4 star review on Google over thousands of reviews. We are sorry you feel this way about our company. You can always request another contractor from *** if you have another plumbing issue.

I had a simple issue...the technician easily resolved it.
They arrived in the given timeframe, and the dispatch communication was very clear and accurate. The technician, Joe, was also pleasant and explained everything clearly. My experience was a good one!
