Very poor appraiser, PLease use someone else. He causes a home to get a very poor sale value in Sullivan County . He does not consider home valued for more than double he price in the 4 block radius ,lot size, nor lake value.
Review: This person was hired to conduct a home appraisal. He failed to provide correct information. Did not include information about a second bathroom, gave the wrong measurement of square footage, used the wrong location for comparative sales.Desired Settlement: I would like a different appraiser for no extra charge.

The assertions made by [redacted] are not accurate. The second bathroom is included in the appraisal report.
The second bath is located on the lower level below grade which is stated and adjusted for separately from the
bath above grade on the appraisal report on the line of the appraisal report which reads "Rooms
Below Grade" (see verbiage balo on the below grade line which means 1bath + 1other room. These
are government mandated, standardized responses and formats.
The measurement of square footage on an appraisal is that which is ABOVE GRADE while the below
grade finish is adjusted (as previously stated) on the "Rooms Below Grade" line. My above grade measurement of
square footage (910 SF) is slightly larger but reasonably similar to what appears in public records: public records show
same to be 884 SF. Anyone can access these public records free.
The comparables used, as clearly indicated on the appraisal report, are the best sales available and are in reasonable
proximity to the subject property for this rural area where sales are very limited. Three sales and two listings were utilized
on the report. All data are within the same school district as the subject (Tri-Valley) accept for sale #1 which is in nearby
Fallsburg Schools. Lack of similar sales within Tri-Valley Schools forced utilization of the one sale not in Tri-Valley Schools.
This appraisal report has been thoroughly reviewed and accepted by the lender per the appraisal management company
which assigned this appraisal to me.
