I have been managing rental homes for over 20 years. I guess you run into people like this once in a while.

would not have known she was going to receive the [redacted] back, had I not told her I would refund it. Also, according to the application, none of the money was refundable. I offered to refund it since after running 3 of the four applications it was determined that the would not be acceptable as tenants and did not qualify according to my written qualifications.
I was unable to verify where she claimed to be living at the time, and the names and numbers she gave me to verify, were someone else's phone.
I am happy to do more than I am required if she will give me an address to mail the check to the person who's credit report I did not run, even though that goes above and beyond what is stated on the application.
As for her claims that anyone would make enough money by collecting application fees . . . please. I have collected applications from her group, that did not qualify, and one other family that did, but decided not to take the home. That in no way comes close to covering the [redacted] I have put into getting this place ready since I bought it 9 months ago.
