As a result of the difficult winter, this
unit owner suffered damage to her unit from ice dams in February
There were nine other units in the 40-unit complex that were also damaged by
ice dams Janek immediately contacted the insurance company to
begin an insurance
claim for the association and an insurance adjuster started
inspecting units as they were added to the claim Due to the high number
of ice dam claims, it took considerable time for the adjuster to provide a
complete report for the association The inspections were completed in
March and April and we received the initial estimates from the insurance
carrier on May Unfortunately, there were
several discrepancies on the adjuster estimates so we were
working with the insurance company and the restoration company to reconcile the
differences. The revised estimates were
received in our office in June and we continued to work with the insurance
adjuster on the differences. As of July,
we still not received the final estimates but Janek authorized the restoration
company to proceed so there was no additional delay to the unit owners.Several of the unit owners decided to use
their own contractors for the repairs so Janek prepared a release for their
signature. Upon receipt of the signed
release, the unit owners were sent their funds for the claim. There were several unit owners that decided to
use the association’s contractor so those units began restoration during the
summer.The repairs started in late August and are
still underway for several units in the complex. On August 19, Janek wrote another update to
the community regarding this issue and asked for all impacted unit owners to
respond with their plans for restoration.
Throughout this period, the unit owner’s daughter called our office and
was updated about the status by our receptionist. On September 4, our office contacted the unit
owner’s daughter because the unit owner did not provide direction on how she
wanted to proceed with the repairs.In September, the contractor visited the unit
owner to review the restoration process.
Unfortunately, there were significant differences between the insurance adjuster’s
scope and the actual work required.
Janek provided that information to the adjuster but did not receive
confirmation to proceed. On September
24, Janek notified the restoration company to proceed even though there was a significant
difference in the estimates. It was our
intention to get the work completed and avoid any further delay whileour
office staff continued to work on the insurance payment with the carrier.The unit owner met with the restoration
company on several occasions to select carpet and paint color in October. According to the restoration company, the
repairs are scheduled to begin on November and will be completed within two
weeks.Janek Property Management understands the stress
the ice dam insurance claims caused the residents in this communityUnfortunately,
due to the highly extremely number of claims, the insurance process was much
slower than normal. Janek understands
that this owner was undergoing many medical conditions during this period and
