As a Property Manager, I am very upset and saddened by the response to two floods within 3 months in my single one bedroom apartment. The first flood, March 18th, came from the upstairs toilet and came down from the roof into my apartment. The second flood, June 3rd, was from the third floor sink and traveled down again through my ceiling into my leased space. To fix flood one, management had the carpet vendors come cut out padding, place carpet fans to dry the carpet for a few days. Once they returned after a couple days, they replaced the padding, sprayed disinfectant from a spray bottle on the old carpet, hammered it down and moved on. To take care of the roof for flood one, the sheetrock was not cut out and replaced, instead all of the stained areas (living room, kitchen, bathroom) had touch up paint jobs completed. The paint began bubbling, fell off and has never been touched back up to this day. To fix flood two management has taken the same route throughout. Half of my living room is ripped up with carpet fan running on high since Wednesday and no sign of Carpet Vendors today. I assume they will paint over the stains again with a padding replacement for the carpet to resolve. As of now, the sheetrock and carpet have been flooded twice with toilet and kitchen backup. What is the plan? This will be my second rental insurance claim and I have not even lived here for 3 months. Now there is very good chance mold has been growing and I would like a Mold Test completed if this sheetrock is not replaced. Photos to come!
