Hudson Homes Management

My initial review was positive regarding mom's application process. However, less than 2 wks after she was in the home (6/30/22), she noticed a water stain on the ceiling above the head of her bed. We contacted Hudson Homes & she was referred to maintenance #. I contacted them & they sent out a contract worker to review the Waterstain on the ceiling on the roof. Very shortly, the worker came back into her home & stated that the roof had been previously repaired, but no one ever repainted the ceiling. Less than 2 wks later, Jacksonville FL experienced monsoon rain & as a result, my mom discovered water leaking from the ceiling over her bed. I contacted the after-hours emergency maintenance department & was advised that someone would return a call or come to her hm within 24 - 48 hrs. No one came to assess the leak within 24 hrs. Again, Jacksonville had another downpour of rain, and the waterstain was becoming larger as well as the leak from the ceiling was becoming much worse. Again I contacted the emergency after-hours dept & the dispatch service representative was supposedly "shocked" that no one had at least came to lay a tarp to stop the rain from continuing to leak until someone was able to repair the roof. She said that she was submitting another emergency report to the maintenance contractors worker. Finally, a worker called & said he was on his way to another job in Georgia, but after realizing that no one had responded to the previous
work order request, he would come & lay a tarp on the roof to stop rain from leaking. The contract worker did in fact, come out to lay the tarp. He then said that after he had finished the job in Georgia, he would return to repair the roof if it hadn't been repaired by then. Again, Jacksonville had more rain & the ceiling was continuing to leak. Again, the emergency afterhours were contacted because now the rain was causing the ceiling to fall in.There was a huge hole in the ceiling, leaving chunks of dry wall on her bed. I again contacted the emergency maintenance department, and again they advised that the contract dept was being contacted, and again, someone should be coming to repair the roof. By now, it's the 2nd wk in July before anyone came to begin to repair the roof. The workers came generally & worked for approximately 4- 5 hrs per day another 2 nd a half weeks. During this entire time, my mom health mandated she couldn't remain in her home during this time. The workers began working in her bedroom w/o laying any protective material over bedroom furniture & there was dust everywhere.
The roof wasn't completed before appx the 1st week & a half of August. My mom should've had her compensation for her rent for the 2 months that she had to live in a hotel. Hudson Homes stated that mom had to contact her renter's insurance for any replacement of furniture, including any additional "out of pocket expenses." Example being to replace her bed, comforter, and clothes for cleaners. This caused a major financial & emotional strain on my mom. Hudson Homes later had no compassion when she later fell behind due to having to pay for 2 months in the hotel. This was an unexpected expense that she incurred due to no fault of her own. In fact, if they had promptly responded accurately to her initial report of the waterstain on her ceiling. This entire problem could have been averted. Not happy, pls ck reviews thoroughly before moving into any property.
