Initial Business Response /* (1000, 5, 2016/01/25) */
Housemaster Home Inspections have been serving Albertans for over years and has completed over 35,inspections in that timeWe are well known to many real estate professionals for our thorough inspection reports and on-site as well
as on-going serviceWe operate within the regulations of the Fair Trading Act as set out by Service Alberta for our industryThese regulations state:
Part Home Inspection (page & 9)
Home inspection contract
A home inspection business shall ensure that every home inspection contract
(a) is in writing
(b) is legible, and
(c) includes the following
(ix) if the contract does not include an inspection of mould or asbestos, a statement, to be initialled by the consumer, indicating that fact;
Our Home Inspection Order Agreement does include this inspection limitation and was initialed by the client:
Additional Terms & Conditions
MOLD AND ENVIRONMENTAL/HEALTH ISSUESThe Client specifically acknowledges that this Inspection is not an Indoor Air Quality or Environmental Assessment, and is not intended to detect, identify, or disclose the presence or absence of, or potential for, any environmental or biological contaminants, pollutants, concerns or hazards, including, but not limited to fungi (such as molds and mildew), allergens, bacteria, asbestos, radon, lead, formaldehyde, mercury, carbon monoxide, treated lumber, and other potentially toxic or hazardous substances in the air, water, soil or materialsThe Company assumes no responsibility for any loss or damages related to actual, alleged or threatened contamination or other effects caused by such elements, whether property or health-related, or the cost to test, remove, cleor detoxify the property in any wayTo test or evaluate for mold and/or other biological and environmental concerns, independent evaluation by a specialist(s) would be required and is recommended
Client Initial
The client was also informed of the possibility of asbestos in older homes in the inspection report itself, however he failed to access the report onlineIt is expected that our client's take the time to review the reports in their entirety to fully understand not only the current condition of their home but also any factors that may affect their ongoing and safe occupancy of the propertyWhile this is unfortunate for him, due diligence must be exercised when making such large investments to protect the investor over time
Given that the client initialled and signed our contract and also that the warning had been written into the report, it cannot be said that we didn't make reasonable efforts to inform him of this limitationWe at HouseMaster acted in good faith and within our regulations to inspect the home and advise the client accordingly as required by Service Alberta
Revdex.com: Thank you so much for your help on this, as they are now going to pay for the shipping, which was part of the $528.00. That is all I asked for. I don't know which car the transmission came out of, but the transmission was stamped with a number that showed it would not work in my car, but was instead designed for an EX. I will mail the transmission back and wait for my refund. I appreciate your help on this. I have reviewed the response made by the business in reference to complaint ID [redacted], and find that this resolution would be satisfactory to me. I will wait until for the business to perform this action and, if it does, will consider this complaint resolved.Regards,[redacted]
