Independence Capital has been my property management company for 10 years. They are always courteous, prompt, and responsive. The employee Alyssa of Farmington NM was a sublime employee. She was very courteous and responsive even when my references weren't. She provided answers for every single question I had and did not ever seem like she was not happy to help.

I don't even know where to begin! I wish that there was a zero stars option!
We moved into a very nice house managed by ICPM on 11/30/17. From the get go, it was noted to Leslie, the property manager, that the garage door remotes did not work and that were many missing window screens. She stated that she would take care of it and get the screens replaced and get us garage opener remotes. 5 weeks later we purchased 2 garage remotes because it is definitely nice to be able to actually access one's garage! And not until February did anyone (Juan, I believe) come out regarding the screens. Only 1 screen was replaced, still leaving 6 windows unable to be opened!
We then had a main water break leading unto the house that was nearly under the driveway and 6 feet down. The plumber sent out to do the repair did not flush the lines prior to restoring water pressure, resulting in compacted dirt in the line to the house clogging all 3 bathroom faucets and the kitchen faucet! And it also clogged 2 of the 3 refill mechanisms in the toilets! Plumber again had to come out to clear the clogs, resulting in replacement of toilet workings and a couple of the faucets. But, and there's always a but, they did not replace the aerators on the faucets so that when you turn on the bathroom faucets the water comes out in an undirected spray!
ICPM when you move in signs you up for a filter program that there is no "opt out" option for. They charge you $10/month and they are supposed to send you a filter a month for the blower system (They explain in writing that it saves you money! What BS!). Interesting thing about this is that the house has a radiant floor heating system for the 1st floor and radiant baseboard heat upstairs, not forced air heat! The fan system was not turned on until mid May (last month) for the first time. In the 7 months we have been here, we have been charged $70 as part of our rent , but have only received 2 boxes in the mail, each with ONLY ONE (1) filter in the box. And this house has 4 air returns requiring filters, not one! THIS IS JUST ONE OF THE SCAMS THEY GIVE YOU NO CHOICE TO OPT OUT OF!
To the current situation which borders on criminal negligence on the part of both ICPM and the owner!
When the A/C was turned on for the first time last month, it was noted that the A/C was blowing minimally cool air out of the vents (which had fresh, clean filters by the way!) and this was with doors and vents closed in 2 unused bedrooms. With A/C set at minimum, interior temp would not go below 76 degrees. I initially attributed it perhaps too small a unit for the house size.
This past Wednesday, */*/, the A/C stopped putting out cool air altogether and began actually blowing hot air. We shut the A/C off and contacted the ICPM maintenance line on Thursday. House temps reached high 80's downstairs and low 90's upstairs.
This is where the negligence aspect comes in. ICPM is aware that my wife was diagnosed this past *** with Stage IV Metastatic Breast Cancer, metastasis in brain, bone, lung and liver with a poor prognosis and on chemo. Her condition does not tolerate extreme temps! This was explained to ICPM again regarding this maintenance issue. NOT ONCE, since the initial call in, have I received an update from ICPM regarding this issue, despite requests and then demands for an update! An HVAC contractor did come out 10:30a Saturday and said that the unit has degraded lines that need to be replaced and all coolant has leaked out. This was due to the house being vacant for an extended period of time prior to our move in and that preventative maintenance had not been performed. Stated it was a $1,200 estimate and they had to get the okay from ICPM to do work. Yesterday's temps in the house reached 88 degrees downstairs and 94 upstairs! My wife's temperature spiked to 102 and I took her to the ER. She was admitted to the ICU with a 103.5 temp at that time! This was DIRECTLY ATTRIBUTED to the temps she was forced to endure in the house! As of this posting, she is still in the hospital but out of ICU! And she cannot be released to an un-airconditioned environment! And because she is in the hospital, she is missing scheduled radiation therapy.
I have called 14 times in the last 48 hours and cannot get beyond the answering service. They (multiple answerers) insist that that they have no way to directly contact someone and that will notate the record and send an e-mail. EACH TIME I called I again stated the medical severity, and with the exception of one person who answered didn't seem to give a damn in the least! I have even called (of course, went straight to voice mail!) the ICPM owner (whose number I found by the way in other "less than glowing" reviews. Yet, his own people on the phone cannot reach him!
I won't even go into their "fees" and "taxes"! All I can say is read the fine print! Their method of business is questionable at best! Unfortunately, I ran out of space before finished!
Update to my review of 6/10/18: My wife’s condition (Stage IV Cancer) worsened to the point that she required full time assistance and could my be left alone. We had moved to NM for my job transfer in *** CO in Nov 17. Feb of 18 she was diagnosed with her cancer. In order for me to not have to put her in a full time nursing facility, we had to move back to NC where we had family and friends who could assist me with the full time care she needed and she could remain at home. ICPM (and Leslie) were aware of my wife’s condition from the beginning of her diagnosis. Technically, yes. We did break the lease before lease end, I don’t deny that. But no quarter was given by ICPM, who took us to court, in which we appeared (my wife by this time down to 90 lbs and in a wheelchair) and they were granted an exorbitant judgement for remaining rent (5 mos X $1800/mo). My *** passed away due to her cancer *//. Shortly after I was garnished my wages for this judgement, to the tune of 75% of disposable income AFTER TAXES! This equates to them taking EVERTHING above $7.25/hr min wage! I attempted to resolve with ICPM, they refused compromise payments. They claimed to having attempted to contact me. They were given our forwarding address when we moved. Not ONE single piece of correspondence was received from them! I am now to the point that I have to resign from a career of 30 years or I will be homeless! And they threatened legal action for posting a negative review. NOTHING I HAVE STATED IS FALSE AND IS DOCUMENTABLE! Beware this company and its employees! So many negative reviews should tell you something!
This company is money hungry. They bilk their renters for the smallest of items. I would not recommend renting from this company. Their fees are exorbitant and will harasses you monthly. Selecting another home to rent is a safer decision.
While we always appreciate feedback and constructive criticism, I think it's important to be fully honest when leaving a review. The truth of the matter is that we have worked with you for nearly 3 months at this point, trying to get you to make payment for outstanding balances owed after you bounced a payment with our office. Your failure to make payment as agreed has subsequently landed you in eviction. This is by no one's fault but your own.
While we continue to leave the offer to pay on the table for you to settle your balance and stay at the property, we have no problem continuing forward with our job and proceeding with eviction if that's what you'd prefer.

My name is *** and I was trying to rent a place at ***, Farmington NM my issue is that I had money taken out multiple times that made me over draft in my bank account without my knowledge. As I tried to contact the department to understand what is going on I was informed that it was on auto-draft (which there is no button for auto-draft) it would just automatically select auto-draft, so I would get fines from my bank. I have then tried to contact the property manager multiple times. I would never get a call back once she did she had no clue what is going on and informed me that I never paid my deposited which I did. She then said she had no clue what was going on with my account and she would get back to me Tuesday the 20th I have not heard from her. I have sent texts and mutual calls. I have not been able to move in and I have been losing money. I am very disappointed in how I am being treated. At this point I do not want this place and rather be out of this agreement.

This letter is in response to the above-referenced complaint that was submitted to your office on 2/22/18.
Mr. is indeed a tenant with our company. On 2/9/18, upon being approved to rent the property, he made an online payment through his tenant portal for his security deposit and partial move in charges. On 2/10/18, he initiated a second payment for the balance of his move in charges, including his first month’s prorated rent. Based on his move in charges being paid in full and a lease being fully executed, our office issued keys for him to move in on 2/13/18.
However, what Mr. fails to mention in his complaint is that on 2/10/18, his second payment for move in charges and rent was returned for insufficient funds. He was immediately notified of this by our office. Over the course of the next couple days, he spoke with my office numerous times regarding this issue, demanding that he not be responsible for insufficient funds fees, and further demanding to be released from his lease. On each of those occasions, his story changed – from having a family emergency, to getting relocated for work. It was clear that his agenda was ultimately to accomplish being released from his lease.
Mr. was advised that our office has no control over what he enters into his tenant portal, and that we have no way of pulling funds from anyone’s account. The portals are 100% secure, and we have no access to them. He was further advised of his options under his lease to have his term backfilled, yet he refused to exercise those options.
Upon receiving this Complaint, I reached out to Mr. regarding the seriousness of his actions, and he admitted that he was wrong in his handling of his lease and funds, and ultimately in filing a complaint with the Revdex.com. In fact, he immediately reached out to the Revdex.com to request that his complaint be withdrawn, and the Revdex.com indicated that they aren’t able to remove complaints once they are filed.
At this point, the issues between Mr. and our company have been fully resolved, and we expect to have a smooth relationship for the remainder of his tenancy.
