In Aug, I hired Home Support Property Inspections (“HSPI”) to do a pre-purchase home inspection. Using the info in my inspector’s report, I purchased the house in mid-Sept. In Oct., I attempted to turn on the heat but it didn’t work. I referred to my inspection report to see if the heat was working at the time of my inspection only to learn that HSPI never inspected the heating system equipment and its normal operating control (evidence: report pg 27). HSPI didn’t adhere to its member organization (InterNACHI)’s “Home Inspection Standards of Practice,” which states that the “home inspector shall inspect the heating system, using normal operating controls.” In the written and submitted report, HSPI marked “NI=Not Inspected” in the rows for Heating Equipment and Normal Operating Controls.
My new house was without heat and continues to cost me a significant amount of money and time for repairs and fixes related to the heating system. In Oct, I’ve hired handymen and HVAC professionals who mentioned a number of heat-related issues that my hired inspector should’ve caught including that the thermostat on the ground floor isn’t properly connected to the boiler, the heating system doesn’t work, and the room that housed the boiler isn’t properly ventilated to circulated the natural gases.
As my hired inspection, I (and my realtor) used the inspector’s report to negotiate repairs and evaluations with the seller. Due to HSPI’s lack of performing a full and accurate inspection, it cost me a significant amount of time and money. It also didn’t allow me to make a well-informed decision.

Good Morning, HSPI follows the Maryland Standards of Practice. The standards of practice state the heating system is visually inspected. The heating system was visually inspected and several photographs were taken to prove this statement. The manufacturers data tag which is on the heating component was photographed as well and used to determine the components age. Normal operating controls are referring to the properties thermostat which was inoperable during the inspection. The component reached the end of it's useful life expectancy as well. HSPI recommended having the HVAC system (heating, ventilation & air conditioning) evaluated by a licensed HVAC technician in the heating section of your home inspection report.
