This is the worst rental company in Richmond, VA. Under no circumstances should you rent here. They charge ridiculous rent and will not give you money back from your security deposit - even in the contract, it says (Section H) that they will take $300 of the deposit. Not to mention all the other money they will gouge from your deposit for every little thing - even things I wrote down on my initial damages sheet, they charged me for after I moved out. This place is INFESTED with roaches. I wish all the buildings on Boulevard would be knocked down; they are threats to public health. Windows and doors have no sealing; walls are paper-thin; mail is not safe. There was at least one break-in while I lived there (thankfully not my unit). They don't even provide bike racks, and this is RICHMOND. Maintenance takes forever to answer requests and while I (a college-aged female living alone) was showering one time, a maintenance tech came in and started doing work. For the love of all that is good, DO. NOT. RENT. FROM. THIS. COMPANY.
Review: My roommates and I rented [redacted] for 8 months and moved out at the end of our 8 month lease on July 10, 2013. Upon move out, [redacted] replied to my email inquiry regarding our security deposit stating that it would be returned in 45 days of July 10, 2013 in accordance with our lease agreement. It has now been over 2 months and they will not respond to my multiple attempts to contact them. When a roommate stopped by 2 weeks ago, they told him they would mail it by the end of the week. The following week he stopped by and they said they needed management to authorize it and did not know when it would be returned to us. I have tried on several occasions to contact them and have not received a response. I have saved all correspondence and photographs in the event we need to seek legal representation to recover our deposit.Desired Settlement: We desire that River City Historic Property Management return our security deposit of $1,610.00 in the form of two checks split between the two roommates on the lease as discussed in the email they sent me in July.

The allegations are absolutely not true. I have personally been in touch with this former tenant regarding this matter. The tenant did not contact us regarding her move out inspection. Nevertheless, had the tenant been present there would have been no difference in the amount the tenant was charged against her deposit. The tenant has received the entire amount due to her.
Review: I rent and apt from Historic Properties, and in March 2013 I received a bill for $235 regarding a pet fee. I do not have a pet. The bill is a mistake. I have made multiple attempts to contact the property manager, but received no response. My attempts have included phone calls and emails, plus a hand written letter included with the rent check for May. I have asked several times that someone come out to inspect my apt for pets. It is all a misunderstanding that could easily be resolved with cooperation from property management. Yesterday I received a "pay or quit" notice from Historic Properties claiming that I now owe $415 as a result of "late pet fees". I DO NOT OWE THIS. I do not have a pet. I have copies of all the emails I have sent to [redacted], the propertry manager for Historic Properties. I also have records of the dates and times I have called the Historic Properties office regarding the matter.Desired Settlement: I want written documentation from Historic Properties that the entire pet matter is dropped.

Our lease agreement states on page 3, Section 15 Pets
clearly states:
A. “Tenant(s) shall not have animals on the premise
without the prior written consent of the landlord.
B. No pets of any kind will be allowed to be kept
or maintained in or about the premises without the execution of the “Pet
Addendum”.
C. a $200.00 non-refundable pet deposit, per pet, is required.
[redacted] ignored all (3) of these provisions of the lease agreement.
Attached is a copy of his own email. Please
note that in the second sentence of the second paragraph [redacted] states “I did
pet sit for a few days.” That is why he was charged the Pet Deposit and monthly
pet Fee. Hopefully this letter will resolve this issue. If you have any other
