Tenants, [redacted] and [redacted] have resided
at [redacted] since September, 2013. During...

the
course of their tenancy there have been issues
with tenant wanting property checked out for mold and/or water leaks. Over the last two years we have had
service people there on these issues no less than four times. In all but one
visit, nothing was found after checking the cooler as well as other water
sources, and into the attic. The one exception was a gas leak found and
immediately repaired.
Tenants fell behind with rent and now owes for
August, September and October as well as a partial payment for July. In addition, tenants have an outstanding
utility balance with the City of Grand Junction,
due no later than 5:00 pm October 23rd. Failure
to bring
account current will cause the City to place a lien
on the property, thereby endangering it. My last communication with the City was at 9:30
this morning. 
We posted a legal notice, (i.e., Colorado 3 Day Demand)  which included theextremelypast
due rents, the late charges
and the requirement to pay the City utility bill. Failure to comply with the Demand will necessitate an actual eviction which we anticipate will be not later than the 1st of November.  During
conversations with tenants,
we verbally told them they could and should  move out. However this should not be construed to mean that we will not seek restitution for damages, unpaid utilities and or unpaid rents. This filing by [redacted] is
the result of the aforementioned issues.
