Hayes Homes & Realty Reviews (%countItem)

I moved in my home 5/4/18. I have dealt with electrical, air conditioner, heating, plumbing and missing rafters in the roof. I was sold a lemon home.
On May 4th, 2018, I purchased and closed on the property at *** and moved in. I originally moved to Memphis from Georgia September 4, 2017, therefore my things were in storage. I had been living with my niece at the point almost 8 months, and I was excited to move into my new home. I had security cameras and floodlight installed that same day I moved in. I had people at my new home working the moment we closed on May 4, 2018.
On May 4, 2018, I started plugging up lamps and other items into outlets only to discover that some outlets were not working in the living room. I started moving from one outlet to the other and it was apparent something was wrong. Some outlets worked in the living room, but some didn't. My realtor Toni S reached out to the electrician that wired the home to no avail. He would not return her phone calls. She tried contacting him for almost a week before he responded. The realtor at that point had started to search for an electrician for estimates. The electrician hired determined that the home was not properly wired. The electrician that came on May 28th to do the repairs knew that is was not enough breakers in the main panel to light up the home. We walked through the home looking for another main panel to no avail. Upon further inspecting the main panel in the laundry room, it was determined that there were live wires loose in the main panel attached to nothing at all (I have photos). The wiring of the home was not completed. No tag showing a code from the City of Memphis. I was told by the electrician that was hired to wire the home that my home was not wired correctly, and that items were wired together when they should have had its own breakers, such as the stove wired with a regular electrical outlet. I was told by the electrician that this was a fire hazard, and the house could have burn down. In fact, there were a total of 9 breakers in the main panel when I moved in, and the electrician hired installed 5 more breakers for a total of 14 breakers to light the home. My realtor paid for the repairs for the cost of rewiring.
The first day I moved my freezer, washer and dryer into the laundry room area, the freezer was the only appliance that didn't work. The washer & dryer worked on the wall it sat on, the light was working in the laundry room, so I assumed the freezer no longer worked. On May 26, 2018 *** was called to diagnosis the issue with the freezer; I quickly learned that the outlet for the freezer wall was not wired at all. There was no power on that wall the freezer sat on. There was only an outlet cover there. Please note this room and den area was at one-point use as a garage & storage area.
*** also noticed the AC unit was not cooling properly; he used a tool to verify in the vent but noticed that the vent was closed in the living room. As he attempted to open the vent, he saw the vent was nailed shut. He was able to open the vent, and notice there was no duct work attached. The owner/seller had provided $450.00 *** gift card to purchase installation at closing, therefore they had to be well aware the attic was not properly insulated, and no duck work was installed. I had gone online before closing to price the cost for installation, and I knew that $450 would not sufficiently be enough to add installation, and with the discovery of no duct work in the attic, this was a new issue.

This is page one of my synopsis, and I have almost 3 additional pages of my horrible experience. I would be happy to provide the rest of the details. Please let me know how I can get the rest of the details to you.

Desired Outcome

I am afraid of the next big issue; I want to feel at home. I know no house is perfect, but these company put my life and property in jeopardy with faulty wiring. I suggest these folks are dangerous. Something as simple as removing a plastic film from a light fixture before installing; this is also a fire hazard and simply carelessness. I want the issues to end. I have been so stressed with ongoing issues. I want to be compensated for the expenses I've incurred. I want to be made whole somehow. I lost over a year in time with these continued system issues. I've was hospitalized and kept overnight in ER recently. My house was purchased and apparently this company flips houses to sell. I had a home inspector come 2 times before the sale, and I did not purchase a house "As IS". It seems everyone dropped the ball, and many of the concerns noted were not done or repaired. I want to feel comfortable enough in my house to call it home. I have things still in boxes after a year. I see cracks in the ceiling in several rooms, and I can feel dips and un-leveled areas in the floors in both wood and carpeted. My realtor made attempts several times to reach the electrician after the sale for the electrical issues. I personally did not speak to owner/seller; I had a realtor. I suspect most of the contractors may not have been licensed because of the unprofessional work

Hayes Homes & Realty Response • Aug 09, 2019

Thank You for allowing me the opportunity to respond.
The buyer at *** was given the opportunity to do all inspections that she required during her contract inspection period. All items were completed in accordance with the inspector and appraisers findings and was cleared for closing by both the appraiser, lender and buyer and buyer's agent. The buyer came up with a new list of repairs after closing was completed. I offered to send the electrician back that did the work to review the items in question by the buyer and her agent declined me sending him back. I havent heard anything else in regards to this property until this week. I will include a copy of the email where her agent declined. As stated in the email the property had not been occupied by the sellers prior to closing. We rely heavily upon the buyers to have their inspectors to give a list of any defects or deficiencies found that way terms of sale can be agreed to, renegotiated or cancelled based upon the inspectors findings.
Please let me know if I can assist further.
