Guardian Home Inspections

Review: The home inspector in question was hired by my husband and I to inspect our home prior to the purchase in February 2003. We are now trying to sell the residence and the same home inspector was hired by the buyers to inspect the home. On completion of the inspection April 7, 2014 the inspector found several issues which were not found in the inspection he completed for us in 2003. These included [redacted] tube wiring in the attic and other areas, open ground on 3 prong outlets throughout the home, and asbestos type insulation on heating ducts in the basement. We are now required to credit the buyers $2650 to replace the wiring. In addition, he failed to note foundation issues that resulted in repair costs of $4,000. Had the inspector found these issues during our inspection in 2003 we would have had the opportunity to ask the sellers to remedy the situation or possibly back out of the purchase. We feel that his negligence during our inspection has put our home and our health at risk for the last 11 years, along with our child for the most recent 2 years. Supporting documentation (copies of the home inspection reports and estimates and invoices for repairs) are available upon request.Desired Settlement: We would like to receive reimbursement for the repair costs for the electrical issues he missed during our inspection that we are now required to fix ($2,650) and the cost of his inspection in 2003 ($250).
