This is a revised review because I cannot determine how to add or edit an existing review. I finally got an accurate estimate. Despite some unforeseen issue, the roof was completed to my satisfaction. They helped get the close out permitting paperwork through timely so I could sell the house, and I appreciate that.
Greater Orlando has not finished job in fixing our roof. in addition, our walls have been damaged due to their negligence.
Greater Orlando Builders was contracted to fix/repair the roof around the chimney at*** in January 2018. The job was poorly done and Mr. T, supervisor inspected the job and stated it would be repaired again due to the poor nature of the job. The job was redone a 2nd time on February 2018. However, the job was not done correctly the 2nd time and water was leaking in the same are by the chimney. This caused damage on the walls inside the house and the wood by the fire place. Greater Orlando Builders were contacted a couple of times before receiving a response. On a rainy day, Mr. J came to inspect the inside of the house where it was leaking and he agreed that the job was poorly done and said Greater Orlando Builders would repair it. He noticed rotten wood that had not been changed and said water was leaking from that area. In June 2018, Mr. J said the job would be repaired a 3rd time and let me know what was done. I never heard from Mr. J with an update on what was repaired. On August 30, 2018, Mr. P contacted me and requested a payment of $1400. I explained that Mr. J never called me with an explanation of what was done the 3rd time or I really didn't know if anyone had come to repair it the 3rd time. He said he would contact me again. I contacted Mr. P on October 2, 2018 because I never heard from him again. He contacted me on October 3rd and said he wanted to come out and inspect the roof and inside of house. On October 9th, Mr. P and Mr. T came to look at the roof and inside of the house. I asked Mr. P to please let me know what exactly was done the 3rd time to repair it and to please provide pictures. He said he would find out what was repaired the 3rd time. Mr. P never informed me what was repaired the 3rd time. Greater Orlando Builders is demanding a payment of $1400 when the job has not been done correctly. They said the repair was done a 3rd time, but they can't explain what or how it was repaired. In addition, Greater Orlando Builders need to make themselves responsible for the water damage caused on the walls and fire place due to their negligence. If the job had been done right in January 2018, we could not be in this position. Furthermore, I don't appreciate receiving threatening text messages from Mr. T, which he sent on October 18, 2018, threatening to put on lien on the house if payment was not received soon.
Resolution: The resolution I am seeking: -Finish the job correctly- explain what /how job was done, provide pictures (which I have requested). AND -compensate for the damage caused inside the house, walls and fire place or reduce the $1400 for the damaged caused inside the house.
First, the person listed in the complaint is not one of our customers. We did do a roof repair at the address listed in the complaint for a customer with a different name. I don't know why there is someone else's name but will respond as if it is our customer. According to our records, the facts and chain of events are as follows:
Customer had a roof leak in a roof that is well beyond its natural life. There was an area which was obviously leaking, and which had significant damage to the underlying wood from having a long-term leak. We agreed to do a repair to that area only (front and side of chimney), which is specified in our proposal. We gave our proposal in September of 2017 and customer did not accept it until January of 2018, allowing for 4 additional months of wood deterioration and leaking into the home (no one was occupying the home and there was no power on). We did our initial repair the week of January 21, 2018. When our technicians did the repair, some of the surrounding wood was so deteriorated that the new wood made the chimney lopsided. Our roofing superintendent (Todd H) went to inspect the work, which, although it was what was contracted for, was not up to our standards (there was too much time between proposal and acceptance). We did the entire repair over again the week of February 4, plus shored up rotten rafters under the chimney which were making it lean. This was not part of our proposal and we did both at no charge to the customer.
On 5/30/2018, the customer reported that the roof was still leaking and the ceiling had fallen down. We made arrangements for her to give us access to the interior to see where it was still leaking. Upon inspection of the area, we determined that there was one very small drip coming from the area above the chimney (not part of our contract). We spoke to the customer again on 6/6/2018 and once again, we agreed to do an additional repair at no additional charge to her. We initially scheduled to do the repair on the 8th or the 11th. On the 11th she was told it would be done on the 12th and it was. Todd H did it himself; He resealed the shingles in the area between the original repair and the peak of the roof on the 12th of June, and it has not leaked since. The customer did speak to John at the office and requested photos, which we normally do. Unfortunately, for this final repair there isn't anything to take a picture of. Tar was placed under the shingle tabs. You can verify the work was done by trying to pull up the shingles, which won't pull up any more because they are set in tar. It isn't something that shows from the outside.
As of late August, we still had not received payment. After leaving several messages for the customer, she finally answered and said she hadn't paid because she didn't have photos. She said she wanted to wait for some more rain and check the house again. We waited and after a rainy spell, we contacted the customer again. Her husband met Todd H and our project manager, Pete W, at the home. Everyone agreed that there was no moisture. The husband called the customer and she said she would send the check if we extended the warranty. We agreed in writing to extend the warranty until one year from the date of the last work, if the bill was paid promptly. We called the customer again on 10/19/2018 and she said she wanted to wait a couple more months to see if it leaks.
At that point, we did start becoming aggressive in our efforts to collect. We had gone well above and beyond what was required. The work we were contracted to do had been completed for 8 months. It had been 4 months since the last work and there had been more than enough rain to tell if it was leaking. We had also extended the warranty.
Until the receipt of the Revdex.com complaint, the only thing I was aware the customer was unhappy about is some wood that doesn't look great from the underside, but replacement of it was not part of our proposal and is not affecting the function of the roof. Although she was unhappy her ceiling fell in, she had never asked us to contribute to the repair of the interior damage. It is not our responsibility; There was an active leak for several months before she hired us to do the repair. There is no way the wood was damaged enough for the chimney to lean without damaging the drywall below. Once drywall is damaged, it continues to deteriorate, especially if the space is not conditioned. We have done considerably more than we had to, because we care very much about the quality of our work, to the extent that our cost to do the job was more than we charged her. I am still willing to extend the warranty if she pays the bill in full.

Response Regarding complaint # 1- Repair in Orlando House
Greater Orlando Roofing, the check has been ready since January 2018, however, in January 2018, your employee, Nick, did not complete the job correctly. You hire incompetent, unprofessional people to perform poor workmanship and then expect your customer to pay you. That is a bad way to do business Greater Orlando Roofing. Your supervisor, Todd, even agreed the job was poorly done, and said it would be redone a 2nd time. The 2nd time the repair was not done correctly again, within 3 months the same spot was leaking again. Your manager, John, came to the house in Orlando, when it was actively raining and he saw the rain coming in the house. He agreed the job was not done right the 2nd time. Due to your negligence and irresponsibility, the walls were damaged, including the chimney mantle. This was Greater Orlando Roofing doing. I have pictures to prove it. I requested pictures the 3rd time, you claim it was fixed, however, I never got any pictures. At this time, we are not able to pay in full, because we have to fix the damage you caused to the inside of the house. The minimum we can pay is 50% or less.
In addition, I am submitting a 2nd complaint to a repair your employee, Nick, completed in my house in ***, in January 2018. Again, the same spot is still leaking within less than a year and Greater Orlando Roofing is not willing to honor the warranty. This job, Greater Orlando Roofing was paid in full. As customers, we trust you to do the job right, however, all you have done is cause stress in our lives and have damaged our houses. Greater Orlando Roofing has failed us 2 times and they do not stand behind their work
Complaint # 2-Regarding Repair in *** House
Greater Orlando Roofing completed a repair less than a year ago in my house. We paid them to complete this repair and the same exact area is leaking again. The area that allegedly was repaired started leaking exactly on the same spot that was "repaired" less than a year ago. Now, the leak has gotten worst with the rain and the ceiling is starting to peel off. Greater Orlando Roofing did not fix the leak but instead made the problem worst. Rain water is pooling and concentrating in that one spot that they were supposed to fix and now Greater Orlando Roofing is not willing to take responsibility for their poor workmanship and now they are not willing to honor the warranty. I am concerned that water intrusion is going to continue to ruin our walls and ceiling and eventually the ceiling will collapse.
I contacted Mr. Peter on January 20, 2019 with pictures of the leak and requested the warranty to be honored since it was less than a year and explained the leak was exactly in the same spot. I did not hear from Mr. Peter, so I called him on January 21, 2019, he said he would talk to the owner of Greater Orlando roofing about our request to please honor the warranty. He said he would have someone follow up with me later that day. I did not hear from anyone. I texted message Mr. Peter on January 22, 2019, he said he relayed the message to the owner of Greater Orlando Roofing and someone would be in contact with me within a day or two. I didn't hear from anyone, so on January 23, 2019, I called Greater Orlando Roofing's office number and left a message. I left another message for Greater Orlando Roofing on January 24, 2019, but no one called me back. I received a phone call from Mr. Todd on the afternoon of January 25, 2019, my husband and I explained to Mr. Todd that the same exact area/spot, Greater Orlando Roofing "repaired" less than a year ago was leaking again and we were requesting the warranty be honored. He immediately said it was probably leaking from a different area. We explained again it was the same exact area that we paid them to repair the leak. He then said Greater Orlando Roofing office said our warranty had expired. We explained to him that when we made Greater Orlando Roofing aware of the leak, we were still within our 1 year warranty. He said he would look into it and let us know on January 28, 2019. On January 31, 2019, I texted message Mr. Peter about an update on our request for the warranty to be honored and we didn't hear from him. I also left another message for Greater Orlando Roofing on January 31, 2019, to get an update on the status of our request, but again no one reached out to us. We still have not hear from Greater Orlando Roofing about coming out to look at leak or to discuss our request for the warranty to be honored.
My personal experience with Greater Orlando Roofing has been horrible. My father had a repair done by Greater Orlando Roofing and 3 months later the same area was leaking again. It ruined the walls and the chimney mantel inside the house. Greater Orlando Roofing does not stand behind their workmanship, do not take responsibility for their poor workmanship, and will not honor warranties. They hire inexperienced, unprofessional people that do not know anything about how to repair/ fix roofs. I am requesting 100 % of my money back so I can find another roofing contractor to do the Job Right.
After Irma and the damage she did to our home we needed help. We reached out to many roofers and painters to make the necessary repairs to get our home the way it was before the damage by Irma. We contacted our insurance company and the adjuster came out and made his report. After awhile we received a check we then contacted a number of roofing companies and painters we contacted Greater Orlando Builders and Jacqui our sales agent reassured us all would be well. And boy was she right. The worked hard to get us taken care of and we cannot begin to express our gratitude for all they've done for us. If you're hesitating to contact them please do not! I would not hesitate to do it all over again nor would I hesitate to recommend them to anyone.
