Review: [redacted], of Freeo Realty represented me in the rental of an apartment owned by me. She advertised, showed the apartment, took rental applications from prospective tenants, collected credit/financial information and I discovered that she is not licensed to do so. At the time my apartment was rented by [redacted], neither [redacted] nor the principal of Freeo Realty Inc., [redacted], had a license to do business. [redacted] reported credit score numbers on the rental information sheet given to me, but refuses to supply the supporting credit reports. I have also discovered that the name of the "former landlord" on the rental application was filled in in [redacted]'s handwriting and I confirmed that the name entered as the former landlord is merely a friend of my tenant (my tenant also confirmed that he is a friend of his). When I called to get a reference, the friend, acting as former landlord, verified that my tenant paid his rent on time for the past 2 1/2 years. All of this gives me reason to believe that I have a one a year leasew with a tenant who has questionnable credit.Desired Settlement: The ideal situation would be to have the lease terminated because it was based on false information, but I'm not sure if that's possible. I would like to be supplied with a copy of the credit reports. Also, if I have losses due to non-payment of rent or I have to evict the tenant, Freeo Realty, Inc. should be responsible and held accountable for the losses. In addition, [redacted] should not be allowed to do business as a real estate agent/salesperson since she is not licensed to do so.

Response:
Dear [redacted],
In reply to: Complaint # [redacted]
My name is [redacted] I am the licensed Broker/Owner of Freeo RealtyInc. It is true we rented an apartment for [redacted] located at [redacted]. We did advertise this apartment along with several other realtors [redacted] reached out to. We took several applications and spoke to [redacted] inlenghtly detail the final discussion to accept the tenant was their decision as we tell "ALL" applicants. The final decision is the landlords/owners decision. [redacted] filled out an application at Freeo Realty Inc he supplied us with all necessary documents. [redacted] reviewed all documents prior to acceptance. We do not have the facilities on hand to physically run credit and conduct a background check however,we do use a third party for this service. [redacted] signed a permission slip to conduct both credit and criminal background check. All information was reviewed with owner. If the owner required any other documentation he should have asked the tenant prior to accepting him.Owner and his spouse also, interviewed tenant on two separate occasions prior to acceptance.[redacted] was free to ask [redacted] for anyinformation he required he had every opportunity to refuse to accept tenant. [redacted] was interviewd at my office as well and [redacted] my assistant and processor for Freeo Realty handled his paperwork and several phone calls back and forth to [redacted]and [redacted] had this listing as an open listing and we were told by him and his wife the first person that brings them someone they like will rent the apartment. As far as we are concerned we disclosed allinformation before [redacted] accepted the 1st months rent and month and half security deposit. We have enclosed a statement verifying all is true from their tenant [redacted].As to date [redacted]is current with his rent. [redacted] has asked [redacted]if he wishes for him and his family to vacate the premises and was told no by [redacted]. I do not understand how [redacted] would expect for us to give a guarantee for the duration of the lease no one can give that guarantee. As far as we are concerned we supplied [redacted] what he asked for before he accepted the tenant.
Thank you for your assistance in this matter
