The leasing agent that assisted the resident with their new apartment was employed with the company for several years and knew our policies and procedures of our leaseAt the time of move in we review the lease and the resident initials the
bottom of each page stating that they understand our policies
In our lease it states on page 8, paragraph 18, letter M "No painting or wall papering of walls, ceilings, cabinets, closet doors or other doors will be permitted without the prior written consent of the LessorSaid apartment shall be returned to its original state and if not then the Charges in Section shall apply." Page paragraph states "Deductions are made from Security Deposits on a basis of cost plus laborLabor charges include installation or services in the nature of necessary cleaning, patching, sanding, etcLessor agrees the below listed charges are fair and reasonable and constitute the minimum charges for said damagesThe Schedule of Charges are as follows: Painting: $ Time and MaterialThese amounts include only the cost of paintingThey do not include the cost of additional prep time, drywall repairs or stain sealingMiscellaneous: 15% administrative fee will be added to costs of all damages/cleaning/parts assessed."
