They rented the most awful apartment I’ve ever seen to my close friend it is unlivable disgusting mold on all walls no doors to any rooms no cabinet doors bathroom is un usable just a nightmare! Spivey is a crook that has to be stopped!

From the beginning I felt like this was scammish my 6 sense just knew it!
Florida beach coast is now SunBelt Pro's! I just seen a house and decided to look up the company. They have changed thier name for the 3rd time that I know of.

I THINK EVERYONE WHO HAS LOST MONEY WITH THEM SHOULD FILE A CLASS ACTION LAWSUIT. Don't let them get away with taking your money. Start a Facebook group and tag it on here!
Do something about it. They are preying on vulnerable families. Make complaints on every house the company owns!
Go to your mayor! Commissioners meeting and let them know how the copy is scamming the communities. Good Luck!

Fees for everything and dont ever repair correctly ceiling needed fix and they put ply wood for fixing smh 25 for fridge oven any appliances each for 25 . Dont try to call or email another 50 dollars they dont even covid clean the homes before renting but charge a fee anything becomes a fee -_- they even lie saying something was mailed or left on the door and charge a fee nothing is truth and they lie so much nadia is the only level headed one there but they dont care about their tenants

Go look at the place before giving them ur money, it’s unreal how this fraudulent scam of a company is still out here robbing people. guess their method is get rich off of unknowing victims… but that is so wrong especially during this COVID-19 time where so many families are on the streets…wonder what the governor s office have to say about these scammers making all this money in the sunshine state

They full of crap added 14,000 on my credit when the house on pearlwood was infested lied about the price now they change they're name to sunbeltpros.com be careful they still scamming under a new name they messed my credit up and had the nerves to tell me if I don't pay them 11,000 they gone send 14,000 to the credit brewer and they did somebody needs to stop them we out here struggling and he's taking advantage of us

Florida beach coast is a scam. I found this house online and call and talk to agent and they send me the lease and I sign and paid 1595 and now I’m calling them to find out what’s the next step and the number is disconnected so please if this is a scam I need my money back

These people are then worse hide behind a phone or text. There places are never up to code . They just wanna charge outrages prices and charge for a fridge 50 dollars 50 dollars for a oven if you have ac or central air 50 each if the 0lace has a garage or storage outside thays 100 these arenall per month! Fees dont try and call them thays 50 dollars too... I am not joking! Worse place ever unsafe our closet ceiling was coming apart and leaking they through using cardboard and tape andnwhite paint would work black mold in the rooms they paint over that too!

Is there not just one good review of Florida Beach Coast? All these bad reviews are giving me doubts about renting a home from them. Never have I seen so many bad reviews and not one good review of a company in my life. There's definitely some truth behind this.

I paid 3,750.00 to Florida Beach coast to move into 1304 Mariva Ave Leesburg Fl. When I first went to the place after paying my money it was a mess then a neighbor came out to say that they were scams taking people money and not letting them move I. I couldn't believe because I'm homeless with my kids and just paid all this money but I remain calm and calm them first spoke with some claiming to be Shawn but it really was Mark Smith the whole time saying they lady next door was lying and crazy that I will be able to move in after they fix the place. I asked for a call agian under there maintenance request to call after I kept going by and didn't see no work been Done the mark call to say their is work been done and they spent all this money that they are not a scam the lady next was crazy and trying to run people off. I gave them money in June they said I couldn't move in until Aug 1st 2021. They went there the last week before August to patch up the place I keep reaching out because I never got my keys until the 4th then they say if it's any problems with ome still go online portal knowing all the time there were more problems.. went there and they fix a Lil things but all around the place was still a mess leaking roof no fridge no cabinets no ac mold in places holes in the walls ra whole area the claim was a garabge but isn't look like another had water all on the floor from leaking roof with mess every where I cried I was so upset so I went to send pictures of what I seen Mark call me and was very nasty towards me saying the spend alot of money I told him I did too to move into this mess I told him God is not please me and my kids have been patiently he call me a liar and says the Bible was full of lies and just very rude to me and told me he don't care if he took my money I couldn't believe such nice guy that was on the phone at first ensuring they spent thousands of dollars to fix place was acting like this. So I called code enforcement about went back out next morning to let them in to see the place and they was out there changing the locks on me. Run and hide from code enforcement knocks at the door they would not answer so code enforcement left and I stay there until the came out so I'm asking them about the place and I'm I going to get a key to new lock the lady act as if she didn't care. So I'm calling Mark again he saying it's going be thirty more days but he already got all my money including August rent code enforcement claim they can't do anything then Mark send and email saying my online portal has been deactivated and all payments cancel so I said since y'all did all this please give me my money he came up with another lie to not give me all my money back this is awful and wrong so many levels and no one want do nothing about so I'm still homeless with a place after I paid all this money..

Family hasn’t even moved in yet and there’s a massive water leak that they refuse to fix and state she should pay for it. They are well aware of problems in the home and will do nothing. Will not give money back. Paid well over 2700 and now are stuck with a home with major problems. They take advantage of people that are in need. Worst company ever and will be hearing from a lawyer. Hopefully they will be shut down one day because they are nothing but a scam and money hungry company.

Whatever you do don't rent with this company. They are horrible, rude and they will hang up on you for complaining or asking questions. They will take you application fee and won't hear from them and won't pick up the phone.

After I fill out the application they approved it quickly, and then they sent me an application form which included the ridiculous fees; 1)First month rent (not prorated), 2)Leasing fee $600, 3) Portal activation $50, 4)First month Covid-19/government regulation fee $50, 5)maintenance, updating and design fee $1050 and 6) Service fee (not deposit, no refundable) $1050 a total of 3,750.00 for a property with no appliance, no air-condition, it’s not clean, needs paint, the bathroom and the kitchen are destroyed. They shouldn’t be renting and trickster people. I am a mother of 5 kids and I’m in need of home to rent, thank God I never sent the money.

Since was going to fix, clean and paint the house, I called the office to make arrangements, the office manager said that the house is rent “as it is”, so I asked her if I can at least have the contract agreement to mention that the rent will remain the same and she stated to me that the lease was only going to be for 6 months and she is not going to give me a lease until I send half of the money. Well, I’m glad I just spend the application fee and not the money to give my children home.

This is a rip off company all around I been out of their unit for over a month an still haven't heard anything about my deposit being returned to me. I have a case against them now in progress. People work to hard to provide for their families for companies such as this to be ripping them out of their hard earned money!!!!!

Awful company! They refuse to fix anything, even necessities like heat and a/c. They make you pay fees for outdoor neighborhood lighting, which should be their responsibility. I was made to heat my house by opening my oven door. There was no a/c. Their solution? Tried to make me pay to replace their unit from 1980. When I wouldn't do it, they told me I could move, with no penalties. After I moved, they sent me to collections for money I was never told was owed (per the lease they are supposed to send notice of anything owed- which was not done). When they get bad reviews online, they change their company name so nothing bad comes up. Shady company, slum lords.

My family and I were supposed to move into a home but never got the home, nor the keys and haven't gotten our money back neither.
Me and my boyfriend filled out an application and we were told that we were approved so we got as much money together for the deposit and sent it in to this company. The next morning we were asked if the money was for a different property other that 529 6th Street. We told them no and that we applied for the one listed above, then we were told "Please note that there are more people in this world than yourself. Many people look and and apply for homes. They get approved." The day after a man by the name of Mark came to my home and wrote a check for all $1,590 that we sent in to them for our deposit. But before he gave me the check he simply told me that the home was no longer taken and that we could still receive the house if we wanted to. I told him I'll speak to my boyfriend and get back to him but he insisted on me calling him right away and speaking with him while he was at work. So I did and we told him that we still wanted the house. After that he ripped up the check and drove away. Then we signed a lease which is quite iffy because usually that's done when all the money is turned in and keys are handed over, but we were told we MUST sign it before our move in date (that never happened) because no one came the next morning to meet up with me like they said they were to hand over the keys or even get the other $950 that we owed. The only people in sight were the lawn care/cleaning people who were hours late which we were told that they would be done before move in. So I called to see where the people were, who was supposed to hand over the keys and we got no reply. So I told them I just want my money back because nothing was in order or happening like we were told. I walked around that house and seen windows that can be pushed up and termites, the house was not clean or taken care of "as promised". But then I finally received a call back and was told that damages (which we never even stepped foot into the house) would be taken out of my money and the rest of the money would be sent back in a check. Almost a whole month later and we still haven't received anything except for our calls to be blocked, questions unanswered(because of rude customer service) and I'm left with no car now since I have no money and I have a newborn baby. Also my mother had to get involved to even get a phone call picked up by them and she was even told they wrote a check to us(which was a lie). Please if this complaint can help anyone, do not use this company!

Took funds and didn't provide rental location keys or an updated lease with new adress
On 10/06/2019 I was told that I was approved to rent the property .so I inquired about the total amount as I got the funds to get her the next business day called the gentleman Mark about them picking up the funds to hold the property for me as I gathered the 900$ to move in on the 23rd of November so I decided to go back and look at the location and discovered that they also took monies from some tenents and was not taking my calls anymore then told me some bogus things about a lease that I had already ready signed then now I have no place to live with my kids I'm on a fixed income which is harder for me to find an affordable place to live.

The worst customer service experience from day 1, specifically from "Mark" and "Oliver".
The first issue arose from the floors in the bedrooms having no tile or carpeting. It was exposed concrete with glue marks all over them. Before I made any payment or signed a lease, I called and asked about flooring being put down. I was assured it would be done before move in. I paid the deposit and soon after signed the lease. When I moved in the floors had not been done. I asked them when it would be completed and they said they were not doing it. They touched base with the man I spoke with and they claim they told me if they were going to do it, the move in date would have changed and the rent would have gone up. That was never said to me. Because I didn't get it in a text they claim the conversation never happened the way I heard it. The next issue was the leak coming from the ac unit. I put in a request twice through their portal and no one came to fix it or responded to my request. I ended up fixing it myself. Next would be that I discovered charges in addition to my rent that were never discussed or mentioned to me. When I communicated to them about these issues, I was told they have tons of people waiting to move in to their houses and I should be careful how I talk to them. Then when in the middle of a conversation with one of the representatives he rudely told me to "read the lease in full, good night" in an attempt to end the conversation. I asked if there was someone else less rude to speak with and they told me to email them but that there would be charges added to my rent in order to speak with them from now on.

This company is a joke. They will never get on the phone with you and only correspond by text. None of the repairs identified in the walk through were ever addressed or fixed. I paid 1st, last and security for my son and they are saying that the last month was an application fee. The only time they would respond was when it had to do with them getting their money. I couldn't be happier that my sons lease is up and that I never have to deal with these slum lords again. I have never seen such unprofessionalism in my life.

This company DHS Ventures/Florida Beach Coast is a fraud/scam.they are really Professional at what they do with taking people's money.they have no heart nor soul and evil, slick,rude,they are getting rich off scamming families out of there money and keeping there deposit. Then change the name of the company when tenant catch on to there scams,the name changed but not there game. I'm one of those families they tried.they need to be stopped. They are destroying many family lives as they can. But reporting them to Credit bureau's saying they owe money that they don't really owe just to keep families deposits.this company using every trick in the book to get over on tenants.they don't fix nothing, they don't answer your calls or text. Unless it's rent time only. After that nothing. I moved in there damaged house and I and my family took 3 days to clean before we could even move in,it was Mowed around the house and outside the house and I told him about it from leaks they didn't care didn't respond. Refrigerator was nasty black inside molded disgusting the whole house was disgusting big roaches infested but my family and I fixed it up before we even could sleep in that house and then when I finally move out they wouldn't give me my security deposit they made an excuse that I had $1400 with the damages and I told them that they said just to keep from giving me my security deposit and I and my family may no damages to their house that was already there when I moved in we are clean people in like a clean environment and it was very cool and wrong for them to promote that big lie just to keep our money and they reported me in credit borough so that we can have a hard time finding another place to live it's wrong and GOD will deal with them. gonna fight for my rights and other should too we can do it together all that is and was effected my this fraud company. let's fight to stop from happening to other families with this company. I want my deposit back and my name cleared from the lie saying I owe $1400 for damages that I never did. That was already there. We fixed some of there own damages to move in.they owe me I don't owe them it's a lie. I'm a very honest child of the Most High GOD I been nothing but good to them. They got away with so much!
