One bank I know of offers up to 4 month payment extention PLUS (if you have equity built up) you can also take payment vacations. Upon renewal... yes, 1st Nat'l renews 120 days early as do the others. But your rate doesn't actually change until the original mortgage matures. With other banks your new rate begins the 1st of the next month. So if you've renewed 120 days early you take advantage of the new, better rate 3 months early. 1st Nat'l makes you pay the higher rate as long as they can. When you sell your home, 1st Nat'l charges you a $395 admin fee; OUTRAGEOUS! Another bank charges a $75 admin fee. Sometimes the services and the evidence that the company cares about their customer is worth paying a quarter % more.
