Mr [redacted] , I apologize in advance if in all of the confusion you were lead to believe that the appraisal funds would be refunded to you because your loan did not close Your loan was completely approved and at the title company when the seller decided not to complete the sell of the property First Mortgage ordered the appraisal and a re-inspection Both the appraisal and re-inspection were completed and returned to us by the appraiser First Mortgage is still responsible for paying the appraisal for all work preformed regardless of whether the loan closes or not It is my understanding that no employee of First Mortgage implied or promised that the appraisal funds would be refunded to you This information has also been verified by your realtorWe have contacted the agents and were told that the only refund you should have received was your $earnest money Those funds would have been refunded by the title companyAgain, I apologize for any confusion we may have causedThank you, [redacted] VP Production Manager [redacted]

First Mortgage is still responsible for paying the appraisal for all work preformed regardless of whether the loan closes or not. It is my understanding that no employee of First Mortgage implied or promised that the appraisal funds would be refunded to you. This information has also been verified by your realtor. We have contacted the agents and were told that the only refund you should have received was your $500 earnest money. Those funds would have been refunded by the title company.
