This company is looking for homeowners who are down on their luck. If you are desperate, as in bathing on Payne’s, facing foreclosure, etc. they want to “help.”
It’s a seller’s market right now. Do yourself a favor. List your home with a reputable agent, even if you have to take less, you will come out better than working with this company!
Review: I contacted Homebuyers express when I saw there ad on TV and found out that there online ad said they had an A+ Revdex.com rating? Well they sent a proposal for 65K which is about 40K under bank appraisal value, which was done but I was willing to accept anyway just to get rid of the property. When they came out to look and found out the situation I was in (owners/parents in nursing home) they only offered 45K. How can a company have a A+ rating with the Revdex.com if they play a bait and switch game like that.Desired Settlement: Remove the Revdex.com A+ rating and have the attorney general investigate this company.

[redacted] called Express Homebuyers and spoke with Rob F[redacted], an associate of
Express Homebuyers, regarding the sale of his home. In this conversation Rob said the initial
offer would be $65,000 based on the photos of the property (the property is
currently listed on the market by [redacted], a licensed real estate
brokerage) and the condition of the home as described by [redacted]. A letter
was sent to [redacted] outlining the offer of $65,000. In the first paragraph
of this letter the following is written (some parts written in bold in actual letter):
"The provisions of this letter of intent are not binding and are subject to an Inspection
of the Property and execution of a Purchase Agreement (the “Purchase
Agreement”), as hereinafter described and generally consistent with the
provisions hereof."
Not only was this written in
the offer letter, it was also explained to [redacted] on the phone that our
offer was contingent on inspecting the property. Furthermore, [redacted] emailed
us on August 28 and Tom P[redacted], Express Homebuyers Acquisitions Manager,
responded with the following:
"[redacted], Thanks for the email.
We would need to see the property in person to make a formal offer.
I can have Rob go by on Monday or he can meet youTuesday if
you’d like to meet in person. Rob could go over all the details etc.
Let us know how you’d like to proceed.
Regards,
Tom P[redacted]"
As you can see it clearly
says: “We would need to see the property in person to
make a formal offer.”
Upon inspection of the home
there were several issues that [redacted] did not disclose to Rob - sloping
floors towards the center of home, all windows need to be replaced (he said
they were vinyl windows, which they were but in very bad shape), awkward 1st
floor layout that would require some re-framing, drop ceilings in 100% of
interior. All of these factors added significantly to the estimate that Rob had
initially calculated to renovate the home. Because of the significant increase
in renovation cost, our offer had to be reduced.
In conclusion, nothing was
ever signed between Express Homebuyers and [redacted]. We apologize for the
misunderstanding and any inconvenience this situation has caused [redacted]. We
do feel that we were upfront and clear in explaining that we had to inspect the
property before a formal offer could be made.

I am rejecting this response because:
A letter was sent to [redacted] outlining the offer of $65,000. What is the difference between a formal offer and this offer other than a reason to get in to the house knowing they can pick it apart and formally offer a much lower price. It was never mentioned on the phone that the 65K price was not based on looking at the property first. Bait and switch. As far as disclosing anything it was clearly mentioned that the house was as is, very old and needed work, that’s why most people call we buy houses, because they need a lot of work and know there not going to get a much for them. I was hesitant about calling a company like this but saw the Revdex.com rating and felt comfortable about it, but now I feel that I will not rely as much on the Revdex.com rating in the future when I contact a Business’s. The house has since got a contract from a developer for much more than their original offer of $65k and this will be my last correspondence about this matter.
Review: I spoke with a lady on 10-15-13,to get a 7min quote on my home,as what they addvertized,she took all my information,name address phone how much I owned on my home,and advised me someone would call me with in 24 hrs,I ask what about my 7 min quote,she laugh at me and said someone would call you in 24 hrs,I wait 26 hrs and no one called, so I call them back spoke with [redacted]. he said they don't come to va .,just maryland and dc,I said thats not what your add said,and ask if his office is in [redacted] va. 2 hrs from my home,he said yes,an then tryed to tell me they normaly get soneone else to cover that area,I then told him that the buissiness that he worked was not doing what they advertized,he appeared not to care about my comp;aint. they addvertize,7mins. we will give u a quote,and 7 days we will bay your house. also the say in 7 mins it will be a resonenable offer. I got none of the at all.Desired Settlement: If they addvertized it they must stand by it,and thats what I want.

On 10/31/13 our Acquisition Associate [redacted] called and spoke to **. [redacted]. He apologized and explained that we purchase in the DC metro area. Unfortunately our TV advertisements reach some geographic areas that we don't, based upon our purchasing criteria. His home happened to fall in that area. His complaint said that he was told we do not buy in Virginia. That is not accurate and we would not have told him that.
The Complainant stated he wanted an offer in 7 minutes. We can give offers during business hours in 7 minutes. The Complainant happened to call very close to the end of the day on 10-15-13.
[redacted] apologized and explained that the first person he spoke with was from our call center and they are only responsible for collecting information and passing it along to us. They are not responsible or equipped to make offers.
[redacted] also explained to him in more detail about our company purchase process and let him know based upon research and our purchasing model, we would be offering below 100k on the property and he felt that was too low of an offer.
I feel this complaint was resolved by explaining more about our purchasing criteria and by making an offer. Unfortunately we are not the fit to purchase every home in all areas that our advertising reaches.

I am rejecting this response because: Because [redacted], 1- I was not offer 100k for my resident, He stated that they normly go 80% or 70% of tax assment,in my case it could be 60% of the tax value,and again there advertizment is what they must stand behind,it said a fare price on your home,thats not fair in any means,2- the people repersenting them on the phone should no what there adds say,she ask me for personal information on my home,and recevied it,thats wrong, if they don't come to this area that should be told upfront. Iam not please with the phone call at all. again all i'm hearing is lies. [redacted] ask me what it would take for me to settle this matter. I told him to change the add,and now I must reconsiter my opptions.

As we explained to the complainant in our previous response, we unfortunately are not the fit to purchase every home in all areas that our advertising reaches. [redacted] explained in detail about our purchasing criteria and made a ballpark offer to the seller. The seller thought the offer was unacceptable.
At this time we are not interested in purchasing the property at a price the seller is agreeable to. Again, we unfortunately cannot purchase every home. We ask that you consider this issue resolved based upon the fact we are not interested in purchasing the property and the seller is not interested in selling the property to us at our offer price.

Like I said before,there was no offer,and I ask the Revdex.com to take them off your list for a good buissness to deal with there adds are miss leading just to get your information. just listen to one of there adds,and you will see,there wrong to do the adds.
Polite,friendly company very easy to deal with and just an overall plesant experience.

Review: They do not truthfully advertise. They only buy homes that are beneath market value as they are investors. You waste time giving information to them, only to hear that they don't purchase homes that are at market value.Desired Settlement: Changer their advertisement via public broadcasting.

June 23, 2014To Whom it May Concern:I am responding to a letter received last week regarding a complaint by [redacted]. **. [redacted] called us June 10 regarding selling her home. The offer that we made her happened to be below the amount of her current mortgage balance. In her complaint she states: "They do not truthfully advertise. They only buy homes that are beneath market value." Our advertisements, in no way, state that we buy houses for market value. They simply state that we will buy a house in 7 days. While often times we do purchase homes at their current asis value (market value) we do not represent that we pay full market price for them.This complaint is not accurate. If you are considering this company - RUN AWAY !!! as fast as you can. They are inexperienced, unprofessional and lack the integrity of a true business that you would want to put your faith and trust in. We were really in a bind to sell property in Northern Virginia. We could no longer afford to carry two mortgages and despite having our home on the market for 7 months, we missed the Spring market and needed to sell the property fast. Alex B[redacted] and Greg A[redacted] worked a deal on our property - offering far below market value, but we realized we needed to accept this in order to move on. We signed a contract, had the title search completed and were literally within a few days of closing, when we got a call that the work they wanted to do on the house to "improve" it - was going to cost more than Greg and anticipated and consequently they were no longer able to purchase the house! The lack of knowledge in the real estate market, construction/rennovation environment, and just the lack of professionalism of this company is appalling. I can assure you - you offer your home to these people, you will get the lowest offer possible and they will take you to the cleaners, - without blinking an eye. Oh...they will assure you that they "hate doing the job they "have to do."" Don't believe it for a minute. If you are in dire straights - then by all means - call Express Home Buyers - ...and be prepared to suffer the consequences.
Review: I sold my house to Express Homebuyers in April 2011. Worked w/ [redacted]. Express Homebuyers renovated my home, brought mortgage up to date & then sold my home for a hefty profit ( over 184,000.00). What they didn't do was pay the taxes to IRS. I am getting my wages garnished to pay a tax bill of over $200,00.00. Funny how they can make a profit & leave me paying the IRS.Desired Settlement: Settle account w/ IRS
