Please be advised, due to system issues, Mrs. [redacted]'s mailing address was not updated as requested. The original escrow surplus check was generated on October 18, 2017. Please note checks are generally mailed within 2-3 business days after they have been generated. On November 03, 2017, the original check was cancelled and a new check was issued on November 07, 2017. Unfortunately, the mailing address was still not updated accurately. The reimbursement Mrs. [redacted] requested was processed on December 20, 2017. The amount of $3,363.63 was reimbursed to her bank account via ACH (Automated Clearing House). Mrs. [redacted] will need to contact her bank to verify receipt of the reimbursed funds.

We would like to apologize that Mr. [redacted] was provided incorrect information by our representatives.Pursuant to Mr. [redacted]'s correspondence, a review of the account found that a payment of $295.22 was received on July 17, 2017 and was combined with the credit balance in unapplied funds to apply the next consecutive full monthly payment due of $340.69 to the June 1, 2017 contractual due date. Mr. [redacted] should note that the May 22, 2017 analysis did not change any payment amount due prior to the stated effective date of July 1, 2017.At this time, we have approved Mr. [redacted]'s request to remove the escrow requirement for the account and have adjusted the monthly payment due for July 1, 2017 to $247.07. Please note, the account has an outstanding late fee balance of $224.88, which was confirmed as valid in our previous response and a credit balance of $203.84 in unapplied funds. A payment of $268.11 is required to pay the July payment and satisfy the outstanding late fees. A payment of $43.23 is required to satisfy the July 1, 2017 contractual payment. Per our prior response, all payment reallocations have been completed and a review of the reallocations confirms that the reallocations are correct. A total of $54.66, was applied to principal on June 23, 2016. This amount represents the additional funds remitted with the February 26, 2016, and April 27, 2016, payments. A copy of the account payment history is enclosed for his review.The reallocation process caused systematic generation of delinquent notices. We apologize for these notices, but we were unable to stop systematically generated notices. The late fees assessed to the account as result of this issue were waived on June 23, 2016. had a new insurance policy with Allied Property and Casualty Insurance. At that time, we contacted our Insurance Tracking Department and they advised that they had received the proof of insurance and a priority payment was in the process of being mailed. At that time, they also removed the previous insurance policy with Traveler’s Insurance from the escrow account. On April 6, 2016, a disbursement of $798.96 was made to Allied Property and Casualty Insurance from Ms. [redacted]’s escrow account. The next disbursement to Allied Property and Casualty Insurance is scheduled for March 1, 2017. If Ms. [redacted] also paid the property insurance, she will need to contact Allied Property and Casualty Insurance for any refunds that may be due. bi-weekly ACH (automatic clearing house) payment plan. There are no records indicating that ACH payments were set up though our system. On March 14, 2016, Ditech received a partial payment of $700.00, which was systematically applied to Mr. [redacted]' principal balance, as there was not a monthly payment due. A subsequent payment of $700.00, received on March 30, 2016, was placed in UAF as the amount received was insufficient to apply a full payment to the account.Mr. [redacted]' account type requires that only a full payment be applied to the next monthly payment due date. Payments that are received in amounts different from the payment due are placed in unapplied funds ("UAF"). If sufficient funds are available to apply a full payment, funds are applied to the next monthly payment due and any outstanding amounts such as finance charges, returned payment fees, late fees, escrow due, and acquired accrued interest, prior to the application of funds to the principal balance. This form of payment posting is determined by the Mortgage contract and the servicing protocols of the account.On April 5, 2016, Mr. [redacted] contacted Customer Service and a reallocation was requested to move the payments noted above from principal and UAF and apply them to the April 1, 2016, contractual payment. The reallocation was completed on April 7, 2016. Subsequent payments were also applied to principal on April 14, 2016, and April 29, 2016. Mr. [redacted] contacted Customer Service on May 4, 2016, and a reallocation request was entered for these payments.Due to a recent internal system upgrade, which did not effect Mr. [redacted]' account, all payment reallocation requests have been delayed. The reallocation was completed on May 27, 2016. Pursuant to the correspondence received, the late fee of $65.62, assessed as a result of the delayed reallocation, was waived on June 23, 2016, and the previously collected fee amount was applied to the account's principal balance. No negative credit reporting occurred as a result of this issue. I am rejecting this response because:
I faxed papers to Ditech to request a "Deed in Lieu of Foreclosure" on 12 May 2016 and again on 22 May 2016. End of June 2016 I received a letter asking for the same information. I called for a week straight the first of July with no response. Even spoke with a male representative, asked him to hand write a message for my account representative, who stated he did not know who she was. I have called and left several messages for Camry [redacted], and on 23 July 2016 I called and left a message with Ms [redacted]' supervisor. Neither have called be back. I received another packet giving me 30 days to respond, on 22 July 2016. How can I respond when know one will talk to me. When I call and enter my account number, last 4 SSN or phone number I automatically get Ms [redacted]' voice mail. While I understand the Revdex.com can not dissolved a debt, you should be able to assist in getting this issue resolved. I have submitted the requested information more than once and have NEVER been getting any response or consideration for my request.For Ditech to accept my Deed in Lieu of Foreclosure and close this debt favorably. Also for management to retrain their customer representatives to be more customer friendly

I have reviewed the response made by the business in reference to complaint ID [redacted], and find that this resolution is satisfactory to me.I would like to say that this company needs to improve with training the customer service representatives that work for them - we did not get clear answers from them and this resulted in a lot of confusion.  Also, the written correspondence was not clear.  The only clear communication we received was after we got the Revdex.com involved.  We are very unhappy with the confusion created by all this and while we accept the resolution of this matter there are still pending issues with this company that we will try to resolve with them directly and hopefully we will be able to.

I am rejecting this response because:I forward all requested documentation about stated property taxes being paid for the year of 2015 and showing the it's just a block of land with no house on it. This is the type of run around that I am complaining about when you call a ditech representative your call go to their voice mail or someone else answers their line. Now, they are stating that there isn't any address on the tax form that I sent them.

We apologize for any confusion that this matter has caused. Our mission is to provide exceptional levels of servicing and we continuously strive to recognize opportunities for improvement. As stated in our previous response, Mr. [redacted]'s account is assessed interest using the actuarial method. Actuarial interest is earned and paid in arrears; therefore, the interest owed will be for 30 days regardless of when the monthly payment is received. When paying the account in full, they will be assessed interest on a daily basis from the last monthly payment received until the day the payoff is received. However, when Mr. [redacted]'s payoff was received, the account was past due for the September 01, 2016 payment of $793.57. Therefore, the full 30 days worth of interest for August 2016 was owed, which was $494.23. The per diem interest amount was for the first 7 days of September, which was $113.75. We stand by our previous response that Mr. [redacted] has already been refunded all amounts due to him. The amount of $379.58 reflected on the payment history as "partial settlement" is a write off of the remaining interest that would have been owed for the month of September if Mr. [redacted] had not paid the account in full in September. We have previously provided a payment history to Mr. [redacted] for his account and have determined that all payments were applied in accordance with the terms of the loan agreement.
