All repairs are out of pocket!
I’ve had issues with the house we rent since we’ve moved in. The drains back up because the pipes are not the right size for the house, the basement leaks, the nails in the steps were hammered in through the bottom so they stab your feet through the carpet, the hand railing broke at one point and I fell down the steps with my daughter. They take no responsibility for damage do to poor renovation. My rent was jacked up $150 after 1 year and it was suggested that we get renters insurance after the increase. The first year the owner sent 2-3 mortgage adjusters to the house. You have to do a rent check every 6 months, walk around your whole house and take pictures of everything which feels like an invasion of privacy. You are restricted from doing anything with your property like the backyard. Why have a back yard then? What am I paying for other than aesthetics?
You are basically expected to rent the house but treat it as if you own it when it comes to maintenance.
They have a maintenance inquiry on their app. But they do not take care of the problems. They merely inform your landlord. They are just a middle man. I do not recommend!

FirstA little info of my situation I've been staying in a household owned by my parents since they've been staying overseas. They return every year to visit. They love living overseas but they would like me to possibly (also) move there as wellNot sure if they should sell or rent the property, they asked me to get some price quotes together on paper before their returning visit First, I called (Team Fr**bery) for sales quoteThey were fast, organized and informativeI was given a price quote same day and emailed within hoursI was also given the name of "Delaware Premier Property Management" to call for rental pricing estimates Now the review I called Delaware Premier Property Management (a few times) who are run by three ladies, explained my situation and got an appointment for them to come out and see the house (I believe) April 30th at 4:00pm.C [redacted] Q [redacted] and T [redacted] Q [redacted] were the two ladies who arrivedWe talked for about two hoursThey took pictures and was promised a price quote by email within hours Everything seemed to go well.(Little did I know that I would never be contacted again of their own accord unless I called first.) This is THE worst management company ever! They never answer phone call, they lie all the time and they do nothing for the properties they rent out! Owners and renters - stay far away from this company!!!

First. A little info of my situation.
I've been staying in a household owned by my parents since
they've been staying overseas. They return every year to visit. They love living
overseas but they would like me to possibly (also) move there as
well. Not sure if they should sell or rent the property, they asked me to get
some price quotes together on paper before their returning visit.
First, I called (Team Fr**bery) for sales quote. They were fast,
organized and informative. I was given a price quote same day and
emailed within 24 hours. I was also given the name of
"Delaware Premier Property Management" to
call for rental pricing estimates.
Now the review..
I called Delaware Premier Property Management (a few times) who are
run by three ladies, explained my situation and got an appointment for
them to come out and see the house (I believe) April 30th at
4:00pm.C[redacted] Q[redacted] and T[redacted] Q[redacted] were the two ladies who
arrived. We talked for about two hours. They took pictures and was
promised a price quote by email within 24 hours.
Everything seemed to go well.(Little did I know that I would never be
contacted again of their own accord unless I called first.) So after three
days I call to inquire about the status of at least one of the three quotes
I was promised. The response I got sounded as if they were trying to get
rid of me. She gave me reasons that they couldn't give the price quotes
because they don't deal with splitting property for rental. Just
before she was about to hang-up, I said.. OK, that's fine, but one of the
requested price quotes was for the entire property,... Can I at least receive that?
Stated she would have to call me back. Waited a day or two; called back (I believe) on Friday. One had gone on vacation the other was in a meeting.
Was told that one of them would send the quote or call back Monday.
Monday, Tuesday, Wednesday came, no calls, no E-mail. Left them a
message Wednesday night stating I'm still waiting for the quote. At this
point I was a little irritated that I have to be the one calling and it has
now been 15 days for a quote I should have received in 24 hours. Thursday morning she leaves a message. Half way through
the message she stops speaking and hangs up. Called her an hour later and tells me she can't send me a quote because the
house is not in my name. Now I was angry. I insisted that she deliver what she had promised. She immediately hangs up the
phone on purpose. Called right back, she hangs up again.
Well... what else is there to say? I couldn't believe they wasted my time
and kept me waiting 16 days with unacceptable lies and excuses. If
indeed said info was true I should have been notified immediately.Neither I nor anyone else should have the phone hung up on
them just because they're not willing to deal with the issue.
P.S.- I called Patterson Schwartz for rental quote, stated the exact
scenario and situation. The fact of said property not being in my name
was not an issue.Received a quote within 24 hours as promised.
