As stated previously, Oakwood Management stands firm that we have worked to resolve the issue and there is no compensation to be given. The money owed is valid and needs to be paid
I am sorry that we are not able to rent to Ms***. The information supplied to us through the screening process did not qualify her for the unit. She was sent a letter dated October 2, informing her that we could not approve her and the agencies to contact to review any
adverse information. The back of the rental application states our cancellation or refusal policy. It states, "Should it be necessary to refuse an application, or if the applicant cancels, Oakwood Management Company will issue any refundable portion of the deposit no sooner than working days from the date of the deposit." Ms*** dated and signed the acknowledgment. She should have a copy of the rental application that she signed to refer to. Please see the attachments for verification
Ms*** made the statement that we should have taken the fee for the application first and waited until she was approved to take a deposit. The problem with that suggestion is, the deposit reserves the unit for the applicant even while the status of the application is pending. The unit can not be rented to another person during that time. Without the deposit, the unit is still available for rent
We do wish Ms*** the best in her search for her new home
*** contacted the Asherton of Dublin office on June 26, with his concerns of the air conditioning unit not cooling his apartment properly. An Asherton service technician responded immediately to the maintenance request. A new air conditioning unit was ordered on July
2, and replaced as soon as Asherton received delivery of it. *** stated that he has not been running the air conditioner because he feels it is wasting electricity. The assistant manager and manager of Asherton have talked to him several times trying to explain the operation of the unit. I have talked to him twice trying to explain that we can not verify the unit is working properly if it is not being use. I talked to him about using thermal lined curtains or blinds at the window that may help with the temperature in the apartment. I have assured him that we will continue to work to keep his family comfortable in the apartment. He was offered to move to another apartment at Asherton or that he can give notice to move if he is not happy living there. *** has made it very clear that he wants a rent reduction or monetary concession. His complaints started shortly after he received his lease renewal letter which gave notice of an increase in the rent when his current lease expires. I have explained that we do not offer a reduction in rent because some one is unhappy but that we will continue to work to resolve the problem

We are standing firm that Mr. [redacted] will not receive any financial compensation. We have worked to solve the issue when it was reported to us. He does owe the $124.00 in month to month charges because he did not renew his lease when his contract expired. He has since renewed his lease at Asherton but still owes the $124.00. We have made suggestions that may help with the temperature of the apartment if he is not comfortable or is concerned about the cost of heating or cooling. Should Mr. [redacted] have further issue with the heating or cooling, he needs to contact the Asherton of Dublin office and submit a maintenance request.
